If you are truly serious about building a house, I would suggest reading the famous book "Your Engineered House" by Rex Roberts.

Too bad. You can do a lot with a little if you dare to be different.

Why not get 5-10 acres further out and build something uniquely your own? Choose a design that is easy to expand and build now as small a you can, use nothing but quality materials. Expand later as needed. Don't fall for the MacMansion thing.

Check out monolithic domes or berm homes. There are a lot of cool things you can do if you are willing to break away from the conventional.

If you want to build in Van then its gonna cost you. However
I just priced a 2500 vaulted bungalow with styrofoam encased concrete walls, in foor electric heating in a 6 inch slab, and all the finishing including granite for approx 270000. (not land) This house will have a horizontal turbine (almost no noise) that will supply hot water and the in-floor heating. When I priced this house my acid test was -40c and 100 km winds. This home will stay warm for 24 hours without the floor heating having to kick in. The ICS walls perform at about r-60. The ONLY problem with this house is I will have to force it to breath.

I will be doing the finshing package
The painting
The cabinets
The flooring

Triple glazed windows are included, and the roof is recylced
decora tires.
The exterior is stucco.
Here in Alberta you have to tie back to the grid, however you CAN have 2 panels with the option of being free from the grid should the power go out.

I designed this house as a country home with a well for water.

Should the shtf, thid house is modern comfortable and INDEDPENDANT.

I have been a renovator for 18 years. I can tell you first hand that doing things smart will get you far. Do LOTS of research.

$40 per sf if someone else builds.

Area cost multipliers will determine your basic sq ft price.

I am no longer in business, but used to be a builder in the Los Angeles area 10-12 yrs ago. Back then $125/ sq ft would get you a decent house, not including the land...however...because you live in a very high seismic risk zone...building codes will require much more engineering and concrete, steel, shear panel and moment frames...as well as strong roofs for snow loads...insulation for severe weather and mold prevention measures built into the building codes....this will jack your costs up like crazy!

Then, the finishes you choose will be a wild card...I would guess you should expect to spend minimum of $250/ sq ft including design, engineering and permits. I doubt if you can use mail order plans because of the seismic codes

Razrin the cheapest land you'll ever find with wide open spaces would be the USA KY, TN or VA.
However at VA they eventually steal that out from under someone to build a large business or widen a road.
At KY all the neighbors are obese.
At TN neighbors are pedophiles and dog fighters.

I would expect $150/sq.f minimum, up to $250 depending on the quality of finishings you want.
