Winning news: not only did foundations spend up to $250 million on development within city limits in 2010, but there's lots more to come in 2011. Much is discussed of Midtown's future, which currently holds a 92% rental occupancy rate. Excerpt: With the demand for housing on the rise, developers are in various stages of at least seven ambitious condo and apartment projects, most in ornate, historic buildings that had stood vacant for years. Since 2009, more than $425 million has been invested in building new housing, according to the UCCA. Thousands of students who used to commute to WSU and CCS are moving within walking distance of classes because of the theaters, bars, restaurants and art galleries, officials from both schools said. "Detroit is getting a reputation as a very lively, hot place to live," said Richard Rogers, CCS president. "People are gravitating here because they are finding a high quality of life." While other redevelopment schemes have been announced in the past, this time the project is a sure thing, says Fred Beal of JC Beal Construction, a member of the development team. "We did not announce the project this time until 100% of the financing was arranged," he says. "This is the real deal." The Broderick's first floor will house a restaurant/bar, while Invest Detroit will operate a small business incubator on floors two through four. The remainder of the floors will be residential, with 127 apartments ranging in size from 422 to 2,220 square feet. Despite the soft housing market, Beal says there is "pent-up demand" for quality rentals in Downtown. "We're really dealing in a micro-climate of that core of Woodward, the entertainment and sports district that has made the Kales Building very successful." The project is being financed by brownfield, New Market and historic tax credits; Invest Detroit; Bank of America; and Chase Bank. Beal expects construction to wrap up on September 1, 2012. "That's a pretty hard date," he says. "The schedule is pretty carefully laid out." The Broderick was built in 1928. It was designed by Louis Kamper; the renovation architect is Kraemer Design Group. The developer, Motown Construction Partners, LLC, also consists of Broderick Tower Investment Group and the Higgins Family Trust. |

The Villages, Sherwood Forest, North Rosedale Park, Midtown, Woodbridge, New Center, Brush Park, Corktown, East Riverfront, Palmer Park, University Distrcit, Downtown, Arts Center, Boston Edison, Mexican Village etc. NEZ Tax Zone has nothing to do with Obama idiot. Or anything to do with the Federal Govt. for that matter. It's a policy put in place during Kilpatricks mayorship by the - City of Detroit - to encourage people to move to certain neighborhoods by lowering their property taxes to basically zero. |

Detroit has a great Library and a HUGE Arts Scene, second biggest theatre district in the country behind NYC. Were getting artists, musicians and young proffesionls from all over. The first HOSTEL in Michigan just opened up in Corktown.. |
