I’m a Realtor here in Phoenix, AZ and I don’t believe that there are many areas of the country that were hit harder than we were as it pertains to the real estate market. What financial insiders are saying is absolutely correct…the only reason that the market “seems” to be recovering is because only a small amount of the bank foreclosures are even being re-marketed. I estimate that I personally have been in between 30,000-40,000 bank foreclosures in the Phoenix metropolitan area in the last 3 years. Many of these properties still have the prior occupants personal property in them. It’s really quite disturbing walking through these houses at times, I feel as though I’m violating somebody’s space. My point is that there are literally 1000’s of houses that I have been in 2-3 years ago that are still vacant with the very same personal items in them, untouched from the last time I was in them. I can literally drive down any street in certain areas and see a half dozen abandoned homes, as evidenced by the vacant property sticker that the banks and/or municipalities place on the front door. These are houses, which if they were all of the sudden put on the market, the market would crash again. The banks are purposely holding back inventory so as to create a false demand and a false increase in values. Like much in these times that we find ourselves, the real estate “recovery” is anything but… |
