I had a friend come over and move a few things around and everybody thought that I had had it staged. I made a video while in the frustrated I'll go for sale by owner stage....out of frustration....it's pretty funny. I don't think I dare post it here.

I did Real Estate in 2008 and 2009 and still sold houses. My recommendation to you is show show show. Big arrow out on main road, leading to your home. Do not mention other showings. Advertise on Craigs list. Buy a St Joeseph with infant Statue and bury it upside down in the front yard. follow the instructions for this purpose. Have Opens on Wednesdays 10 to 2 and For at least five hours on Saturdays and Sundays. When your showings reach about 150 it will have sold for sure.

Well, I never said a 35 year old house can compete with a new one. That's just it, why do people come look at an old house, that they can already see online, and complain that it's not new. They are wasting everybody's time, and I am about to have a heart attack in this effort, my blood pressure sky rockets.

Like today, I had 20 minutes notice of a showing. I had actually taken the day off work because I am exhausted from the work I have been doing the last couple of weeks, just upkeeping and keeping as clean as possible. My husband works out of state, so it is only me trying to do everthing, while I work full time.

So, of course, the house was not perfect in every room, closet and cupboard with 20 min. notice. So I will lose a sale because of it. It was as good as I could get it at the time.

your Realtor should be able to give you an idea about what's going on, other then people are picky. Maybe you need a new Realtor..

Stage that place! Trick from a top realtor I work with.
He often will pay to have it done.

Good bones, but it doesn't show well.
Just needs to be put together. Spend a few bucks on hiring someone to do it for you. You will get your money back in the sale price.

Unless there are structural or other problems with it, this should do the trick.

The yard is gorgeous!


I chuckle at those that think age is so very important.
My own home is a heritage home, 100 years old and very desirable where I live.

I feel for you, I really do.......I am a lifelong renter but can still imagine how frustrating it must be for you.

Seems to me that today we have a lot of young people who want it THEIR way or else...

They have no foresight as to how, for example, it would take just a coat of paint to make that blue bedroom white or whatever color they wanted......and you, even offering to lower the price to allow them the money to do that!!

IN-frickin'-credible!!

I am certainly no expert on real estate, so aside from staging, as one poster on here suggested, I have no other ideas!

Maybe you could go thru your home with other family members, friends, etc., and see what they think could be taken away, etc. to make your home more 'commercial' to these goofy buyers today!!!

other than that, good luck.

just get a lot of other people's opinions on ways you can stage and re-stage it!!

Did I see in the thread that the home is 3500 sq ft? That's a lot of room. Unfortunately, the kitchen doesn't reflect a home of 3500 sq ft. I will have to agree with the others who have said the kitchen size is what is keeping your lovely home from selling. In my area, homes of that size have monsterous kitchen/ great room areas.


We bought our first home 3 years ago. It has a smaller kitchen, no master bedroom and a single car garage. Half of the livable square footage is basement space. The place was jammed with boxes and clutter when we viewed it. It looked tiny from the outside and the backyard was overgrown-but it was absolutely what we wanted.

Good luck, and may the right people for your home find it soon. Someone is going to fall in love with the sun room and gardens and decide that that is the home of their dreams.

no no no....I didn't mean to imply there is no electricity. I meant only that we have always heated with wood. Our furnace runs great! We just try not to run it more than we have to. Burning wood for heat is a lot of work though and it's dirty. But, we have probably saved $25,000 in heating bills since we lived there.

But the insert can come out, that's no biggie. All someone has to do is ask. I've even left pamphlets mentioning it, but no one has commented on that.

Thinking outside the box...

Had a property like that been on the market at that price when my son was a student at UC, I might have considered purchasing it for him and a couple of others to live in instead of paying for dorms or apartment rent.

Then sold it after he graduated.

ETA: and he wouldn't have needed or wanted a large kitchen.

Thinking outside the box...

Had a property like that been on the market at that price when my son was a student at UC, I might have considered purchasing it for him and a couple of others to live in instead of paying for dorms or apartment rent.

Then sold it after he graduated.

ETA: and he wouldn't have needed or wanted a large kitchen.

I did Real Estate in 2008 and 2009 and still sold houses. My recommendation to you is show show show. Big arrow out on main road, leading to your home. Do not mention other showings. Advertise on Craigs list. Buy a St Joeseph with infant Statue and bury it upside down in the front yard. follow the instructions for this purpose. Have Opens on Wednesdays 10 to 2 and For at least five hours on Saturdays and Sundays. When your showings reach about 150 it will have sold for sure.

Very nice home Shamar. How many skylights do u have? I saw one. I sold a house with skylights. They were nothing but trouble and I won't buy another house with them installed. Still, nice home.....
