They want a house they can see themselves living in, not a house they see you living in. You need to present it for their tastes, not yours.hf

I just bought a house for 45k that sold for 106k back in 2006. It was virtually brand new and only required a few minor repairs.

Well, I never said a 35 year old house can compete with a new one. That's just it, why do people come look at an old house, that they can already see online, and complain that it's not new. They are wasting everybody's time, and I am about to have a heart attack in this effort, my blood pressure sky rockets.

Like today, I had 20 minutes notice of a showing. I had actually taken the day off work because I am exhausted from the work I have been doing the last couple of weeks, just upkeeping and keeping as clean as possible. My husband works out of state, so it is only me trying to do everthing, while I work full time.

So, of course, the house was not perfect in every room, closet and cupboard with 20 min. notice. So I will lose a sale because of it. It was as good as I could get it at the time.

I seriously think that your house is fine, its more likely the market in your location. Are there bunches of homes for sale or very few in your price range?
your Realtor should be able to give you an idea about what's going on, other then people are picky. Maybe you need a new Realtor..

There aren't a ton homes in our area, but there are some, less and less now towards this time of year.
