Doesn't matter anymore...my town is one of the top places to live in my area and State. We bought our home for 60k because it sat empty and gutted for 18 years. We totally remodeled it. 2 years ago it was appraised at 167k...just this year it was appraised at 148k and we did tons more work, upgraded, remodeled the attic and added 2 bedrooms. New everything. We are constantly keeping up, added hardwood floors on the 1st and 2nd floors, painting, repairing everything that might need repaired etc...

They go by the neighbors down the street who doesn't give a crap about their home and allows it deteriorate making their home worth shit and sold it for pennies making your home you busted your ass for to be worth less....Our home is not worthy of any assholes to have it if they expect to take it for 20k less than originally appraised for.

Since you waited too long to get rid of it, the insurance company is perhaps your best buyer now.

Maybe OP can convert his house into a mosque and sell it at a premium?

I'm white, nice neighborhood. Couple next door divorced, house was foreclosed. Bought by white trash for probably 1/4 what I paid 20 years ago. They don't cut the grass, garbage all over. They go around the neighborhood asking for money, gas for their car.

Seriously though, we have a similar problem. We just plan to stay here, not worry about selling price. Built an awesome man-garage, put in a gorgeous pool and quality fence. Neighbors are nice and clean enough, but we have definitely priced ourselves out of the neighborhood. Ah well. We have a nice little backyard paradise with privacy fences, walls, and trees -- so it's all good. Be content in your place. It sounds beautiful. Besides, a lower value means less taxes.

yeh we are staying put also..we made our own little vacation haven here...also put in a pool with a deck, he built his man cave outdoor patio all enclosed with a tap, hot tub ... our neighbors right next door are decent..3 doors down though they never mow their lawn and always have junk out...we have a 6ft fence so we don't have to look at it plus have more privacy...our neighbors tell us our place looks like Fort Knox because of the security cameras and the way we have it locked down...soon time to put wire on the fence and working on bars on the windows.....lol....

This is why I dumped my house and became a renter. Moved into a neighborhood with mostly older folks. Was nice for years spent lots on remodeling, etc. Economy went to hell, the kids left town and sold the family home to the first buyer they could get. Houses went to shit along with my property values between the local economy and the neighbors around now. Crips actually moved in next door, I had to get out or go insane or get killed and lost my ass on the house. I have downsized to be able to move easier (and because I lost my ass) I rent and first sign of trouble I'm out of here. I won't even go back to see what ended up in my nicely remodeled house, whatever it is they are willing to live next to gangstas.
