USDA RD Loan is available in certain counties and requires a credit score of 640 or above and you cant make more than 77,900K per houshold of 2. The income limit goes up the larger the houshold.

I'd like to move to Alabama too, I'm in NY now. Yes I know you have tornadoes but your climate is much more temperate in the winter than ours, and our politics is getting worse now.

The best thing to do if you are moving, need 100% financing, and dont know the area is call a local realtor and tell them you need a USDA Rural Development Loan also known as an RD Loan. Yes, it sounds like a loan for a farmer or something but it is not. Keep in mind though, you will still need a binder deposit of some sort to take a home off the market and that would be applied to closing costs/escrow/pre-paids at the closing. I work for a builder in North Florida(Jax/St. Augustine) and we do a lot of these RD loans.

The reason I say contact a realtor is the seller pays the commission when you are buying a home, so you get the local expertise without having to pay anything. If you talk to a realtor and they do not know what a USDA 100%/RD Loan is dont waste your time with them and call a different one, they should know what it is.
