Have you looked at Joel Skousen's Strategic Relocation?
[link to www.joelskousen.com]

He evaluates all US locations on the basic of comprehensive factors. I would look at current ground water levels to make your decidsion too. A lot of the West is under such heavy drought, but it's truthfully all over. Look at active fault areas too.

Since you're looking at Georgia:

Here is a cost of living comparison calculator salt

If you are going south, I would choose a state wher there are no state taxes.

Hi
Salt,

I
was
born
and
raised
in
Southern
Georgia.

Bottom-line,
it's
beautiful,
fairly-solid
economy,
cost-of-living
is
easily
affordable
to
most.

Down-side;
riddled
with
crime-not
safe,
especially
the
bigger
cities.

So,
it
comes
down
to
a
trade-off.

I
moved
from
GA
to
SD
to
raise
my
family.

But,
if
you're
bent
on
GA,
I
suggest
living
in
the
North-West
area

of
the
state.
Rome,
GA

is
nice-it
has
a
bit
of
European
flair.

At
any
rate,
good-luck.

especially not the west coast either, because southern california could drop into the sea at any time, and the tsunami, when it does that.....

Depends on the skill you are learning...and what is available...do NOT laugh at what you are about to read...check out the Hilo, HI area. Quite a bit of rain...but, beautiful temps year round...unbelievable features to the area (snow boarding, snorkeling, tropical gardens...yes..snow boarding...on top of Mauna Kea). Check out the rents and house prices in 96720, 86721 and the area. Only down side...you won't be getting a lot of family from the mainland visiting too often...you don't get to go back and visit family as often as you may like.

My sister lives near Atlanta.

It is expensive, but move anywhere else (except Alpharetta)

and it will be cheaper, certainly in rural areas.

My sister has told us about the Georgia plan that sends qualified students to a state university for free
if they get in.

In other words, it is not need-based, but admission based.

you get in, you are free.

Georgia is a Republican state with a very democrat area around Atlanta.

It seems to be well-run.

Me, I LIKE snow.

The idea of moving to lower costs is a fascinating thread to me. You want to look at:
Your age - how long until retirement
Food and fuel costs
Taxes - I know Georgia has some funky taxes like a yearly tax on owning your automobile.
Public transportation if you need it

Lower costs to visit your family.

Good luck!

Where do you live now? How much are you paying in rent? Parts of Georgia are gorgeous, but I don't know much about the economy. The economy here in Nashville is doing pretty well comparatively--

rents? let's put it this way.

costs went up for a number of reasons.

the strain on the economy caused home builders to stop building homes. all of the apartments are rented fast. lots of demand and not enough supply.

Beeches again, OP.

My sister loves the cultural vibe of Atlanta.

She was thinking of moving to Athens, a college town I believe, for retirement (that is not for some time).

I think that would be nice for her, but man, I am different.

I like the wildness of rural northwest Georgia.

They have Dark Sky astronomy village, a remote village with a ban on outdoor lighting, windows of cottages all darkened,
so astronomy lovers have a dark spot to spend a weekend observing the stars.

I love that.

There are probably many wonderful places, but if you have family that either is in Georgia or will be there, you may find it great.

Wikipedia - not my favorite site but useful - will have info on any town or village you are considering. Median income, demographic information, climate.

Also zillow.com, the real estate site. Go to it and put in the zip code or name of any place you might consider moving. Gives you a very good idea of what living there will look like, and what it might cost.

the hardest thing lately is the feeling like you are in a place that you simply cannot thrive and succeed.

i felt this way right before i left the bay area, san jose.

it got so ridiculously expensive there, like all of a sudden, it seemed. had not choice but to get out.

goin thru that same feeling again.

I'm not from or live in Georgeia, but Atlanta is a deceptively large city with just about anything you could want. Way too big for my taste, but then, that is why it is so big. People keep trying to live on the edge of a big city and it just grows and grows and grows outward down here in the South as opposed to skyward up North.

I'm partial to my home state of Tennessee of course, but if you are moving and want high society culture, you can certainly find it in the South East. Best thing about places like Atlanta or Nashville, or Mobile, or any other good sized city in the South East is the balance of culture and laid back affordable peace you can have.

I live in Middle Tennessee and we bought our 3 bedroom house on 2 acres of land in 1993 for $69k. I get to work in the city and live in the country in a state that doesn't tax my income. When people marvled at why I would live out in the sticks I just told them how much my house note was. Back then it was only about $525/month. We refinanced to a 15 year to pay it off quicker and popped it up to $750. It's paid off now. Life is good down here in the South.
