Design and build is dead. I feel ya OP our project back log is very small, I have been in the mechanical contracting business for 17 years and I have never seen it so slow.

AS to building, you see things like hospital expansions, shopping centers being built and around large cities you see some subdivisions popping up.

Yet rurally, pretty much nothing except for maybe some renovations and some additions, but then you have 100 builders competing for like 10 jobs.

I felt kind of bad for this but I was hoping for more damage from hurricane sandy to get insurance jobs, but there was little in that category in our area.

Are you near Gettysburg? If so, hello neighbor! I'm in northern Adams county. So sorry to hear about your luck though, are you looking for work now? Have you tried placing even local classified ads or on Craigslist?

Sorry Great Americans but this is part of the Bush/Obama plan; that was started when Bush took office in 2000. We have been in a great economic slide since 9/11 anyway. But it took 7 years to manifest, which was in 2008. Many, many people like you have had it hard. Hi neighbor!! Yes, in Adams County where home building and other building pretty much died.

Looks like we will be putting ads in craigslist that is for sure. Thanks for the idea and reminder. We do need to get up a website as I am working on one on weebly.

I wish I could advertise on radio however we don't have the extra $$ it takes to do so.

This is unfortunate, but yes you are right. There was the big boom where all the housing developments were supposed to pop up right near me BUT I guess that ended up collapsing. We bought our house right before things soured too. Yes, definitely get up a website as that's how some people will find you! Hey, even the local grocery stores allow you to post ads on their bulletin boards. Perhaps you may even want to try bartering work for...??

Yes, huge subdivisions in certain areas certainly were put on hold.

There was one huge one that some big huge company called Wormald (from frederick MD) was going to put one in between Emmitsburg MD and Fairfield PA. It was going to contain 1500 homes. Liberty township made them shrink it to 700 homes, which is still too much for that area. It also would over congest those rural roads to rt 15. People in that area were fighting it legally and now are so thankful that thing isn't going to be started anytime in the near future. And there is another huge thing called Mason Dixon Country Club which has like a golf course, hotel and 700+ homes planned near Gettysburg in an area where there is not enough ground water or water in the nearby creeks. That was also put on hold (again locals happy for that).

AS to those monster subdivisions, I do wish they would keep those next to large cities where they belong.

BTW I have an aunt and uncle that live near Dillsburg, pa.

I can't say I heard about that subdivision, but I know there were supposed to be at least two that we were notified about in hmmm, 2007? I'm near Biglerville. Obviously, I guess all of that stuff fell through. Also, did you know about the comprehensive plans passed in Adams county which will make it harder for them to create subdivisions now? One of the provisions in it (it's Agenda 21 stuff) mentions that I believe they need to have some type of a park area (so many sq ft per size of house I think it is) allotted for recreation, among other things.

Interesting! No it would not really hurt us, as we always built single family homes here and there, not mega farm hogging subdivisions with a thousand houses. I tell you what, I do not want to see my area end up looking like what happened to Frederick, MD.

We always have built homes in Carroll Valley, and miscellaneous lots here and there in Adams, and some in Franklin and York counties. Unfortunately, this type of work has dried up since 2008.

I imagine it may impact you in some way, even if you don't build giant subdivisions because there are certain specifications I THINK (been a while since I looked at it and I get too disgusted to pick through) about provisions about x houses per acre or x acres per house, I cannot remember for certain. Check the links though. Are you familiar with Agenda 21?

I don't usually look at the Merchandiser, but you may want to try advertising there as well.

We have adapted and revamped the business. However again, 100 companies competing over 10 jobs.

It is all about competition now. It is like playing the lottery, the chances of winning are slim.

I think any new subdivisions that are going to be built would be impacted, as how I understand it. Here's part of it, from the link:

They are. Those cabins are SPECTACULAR. 11 of the original ones we remodeled (they were just old block cabins dating from the 50's and icky) and the rest were built brand new. I just wish there would be some way to spread the word about that project we did, like get it into a magazine or something like that. I do not know how to go about that though.

10+ years ago husband and an invester bought out about 150 acres of land outside of Gettysburg. They divided off about ten 8 acre (around that) lots, and left the rest as open space. Originally we left more space open than what the township said in the ordinance. We sold the remaining acreage so we do not know what will happen with the remaining open land.

Would that place allow you to put up a sign saying "Remodeled by xxxx"? Can't hurt to ask them, maybe see if they'll stick something on their website too? Otherwise, if you get a website up, you can always mention it on there. You can still share pics, just have to post a link...you could use this -
