every word that comes out of their mouths are lies, all their advertising is deceptive and supportive of the worst kind of fiat banking.

all of the people I know from high school who got into real estate were slime then and got worse in RE.


Are they all criminals, just evil or what???

how do you buy land or do commercial business without them in the way.hiding

no they are not, as a matter of fact, a free contract that was given to my business partner saved his deposit on a property that had deed issues, that the seller was sure to try to screw him with. So no, most of them are honest and legit. Also you can buy property without them. I know a guy who wanted to trade a 2 apt, 1 com space property for a titleable possession worth 5k

Go on MLS.ca and you'll regularly find rentals listed as "Freehold For Sale" and vice versa. You'd expect the agent be happy you've saved their ass by writing to tell them that they've mislisted it and it won't rent or sell, but nope! All you get back is obscene filth and the rawest of ignorance. On one occasion, all I got was a forwarded email from the agent's manager telling him to ignore me and he left the property STILL mislisted.

So, who does this?

...And its pretty much ALWAYS the redneck from Newfoundland.

We're not talking about people chucking a few nickels on the table for a cup of coffee, but families pshelling out several thousand dollars, whole percentage points of the value of their home.

You would think, that they would take care - but no.

Real estates are people; they come from every walk of life. Some are good; some are crooks; some are mediocre; some are just plain incompetent. Just like other people.
When doing real estate, having a capable Realtor is a great benefit, for real estate contracts are complicated. You can get into serious and long lasting problems without a knowledeable Realtor to guide you through the process.

(This is probably more than you want to know, but it might be helpful to you.)

If you don't want to deal with a particular real estate agent who has the listing on a property you want, go find another agent to represent you in buying it. (Unless you have already been shown the property by the agent you don;t like. This can get nasty and the devil is in the details. Ask a real estate attorney.)

When the listing expires, you can sometimes buy without the agent "in the way." But they MAY OR MAY NOT have stipulated that if anyone they had shown the place to buys within a certain length of time later on, they still get paid by the seller. Making a deal with the seller behind the agent's back has been known to result in lawsuits. Ask an attorney.

If there is no agent involved, start educating yourself as much as you can on every detail you need to know about the property you are considering and how you might structure your purchase. You can find this info online, but it will take time.

If the agent has a listing contract on the property, they are entitled to a commission and can legally collect it at closing. More than one agent; they spit the commission.

Search out a decent agent to work with; they do exist. Ask around. Drop in to a real estate attorney's office and ask for a referral.

I know some tell you to just "use an attorney", which is fine for protecting your interests by looking over the contract, possibly negotiations especially in commercial deals, and to make sure the closing documents are correct, but they won't haul your butt around and show you places, tell you things you didn't know about them, and the agent will. You can use both. An agent gets paid anyway when the property sells so you might as well take advantage of their services. An attorney should be able to tell you up front what his charges will be.

However, if you have found a 'for sale by owner' (no agent) you do need a real estate attorney to become more involved than if you also had an agent representing you.

Most states require a bachelors degree or at least an associates degree or a couple of hundred classroom hours of real estate, and a state administered exam for a license. Continuing education is required. This is to weed out morans and to protect the public. We at GLP know it is also to make money for the banksters since smarter agents sell more.

The ones who belong to the National Association of Realtors are morally bound to a code of ethics which (somewhat) prevents them from being snakes, since they can be kicked out if they get caught materially misrepresenting essential elements of a transaction, for using deceptive practices, or for just being stupid and fucking up.

They can also lose their license and face criminal charges by the state.

This usually doesn't include vague "puffery" in advertising; that 'cute dollhouse starter home' can be a woodshed.

But to advertise 25 acres of prime farmland and have it turn out to be 18 acres of hard alkaline clay will get them in trouble, even if they were just relying on the seller to have told them the truth. They are supposed to verify facts and truthfully present them.

Realtors (an agent who does not belong to the afore mentioned organization cannot call themselves a Realtor) have a good grasp of the market in their areas and can show you any available properties through multiple listing services. Their fee is usually included in the sale price although once in a while that is negotiable.

They can greatly assist you in negotiating as they should know what is 'customary and normal', what the market is doing for that type property, and particular details of the property's value. They can even help you with a for sale by owner property, but not for nothing.

One thing you need to keep in mind is even though the property is listed with a different agent, YOUR agent may by state law, have more of an obligation to the seller than to you. The exception is if they specifically agree to represent you as a buyer's agent. This differs from state to state. Check it out. (Just ask; they are legally bound to explain it to you)

There are are scumbags in every occupation; real estate and other types of sales fields sometimes seem to attract a number of them. Or maybe its just that they are very visible---not someone hiding in the back office of a bank, or out of sight.

I have known far, far more good Realtors than bad but have to admit to wanting to choke the living shit out of some of my colleuges on rare occasions for deliberate deception or just plain stupidity.

I understand your frustration and hope you can get the properties you want without a lot of hassles.

Car salesmen don't represent themselves as car experts because, in general, most of them don't know squat about cars and any motorhead could call them on it.

Real estate agents, in general, don't know squat about real estate planning, entitlements, securitzed financing, vertical construction, etc.; however, most real estate agents represent themselves as "real estate" experts. In short, they don't understand that they don't understand.

Sales agents are nothing but overhead to a real estate transaction because they add no value. That fact that NAR has a monopoly on listings and such dose not therefore equate to a salesagent having value, it just makes them an unavoidable cost.

Even more, sales agents hurt the value of RE because for accounting purposes, projected sales and marketing costs get deduted from projected value when determining fair market value for GAAP.
