New Home sales fell by 7.7% in December. They were predicted to go up. Weve got the lowest mortgage rates in the history of mankind and the entire freaking country of 115 million households has only 23,000 new homes sold in December???? Even better, only 10,000 of these homes are actually completed. The rest are either under construction or not even started. Still, the guy at Calculated Risk and the rest of the MSM try to sell you on some sort of housing recovery. Does he even look at his own charts? Can anyone show me a housing recovery in that chart?

Housing is an illusion regarding sales and Prices. The shadow inventory has got to be close to 4 million by now.
Leverage your house to the max, as you want your mortgage company to keep the depreciating asset on their balance sheet and not yours. If the tax man comes to raise your taxes you will have the upper hand on your dumb (sarc) neighbor that paid his house off, because you can throw the assessor your keys and tell him to fuck off, while your neighbor watches from his window and tries to figure out how to pay that inflated tax bill; because he is "all in" and stuck no matter what.

most of these homes were bought by chinese/asians.
my block used to be a bunch of beach bungalos.
in the last 5 years, every house has sold, been knocked down, palaces put up, and asian families moved in.
i sold one of these "bungalos" 800sq ft for 1.5 million dollars. now its an asian owned palace, most of the houses now look like 5 star hotels, even with waterfalls, underground parking, and rooms for live in maids.
one family from india bought 2 of these bungalos and made an enormous "compound" in its place. it looks like a boca raton waterfront mansion, but we are far from there, just a sleepy little town in so cal(not even orange county).
i have the smallest and oldest house on the block. real estate people are constantly at my door, trying to get me to sell. i asked them who wanted it, and they told me it was a huge chinese family buying up all the properties so they could live near each other. they own 3 properties on my street, and several others on the surrounding blocks.
it's crazy. i'm the last "local" on the block. i can't even speak to my neighbors anymore because they don't speak english.
i feel like a foreinger in my own hometown.

Here in Alaska it's hard to find a place to live because it seems half the lower 48 is moving up here. You can't find a decent place to rent for less than $1500 a month and that's for a one bedroom apartment. Houses start at $2200. They can't build enough houses either, people are snapping them up as soon as they hit the market and they are very expensive.

All of these people moving up here must have lots of money.

In the meantime the rest of us struggle to pay rent/mortgage payments with little left over for the very expensive grocery stores.

I've been here many years but I'm leaving this spring, back to the lower 48. Hopefully prices won't be through the roof and it won't be so damn crowded either.

Alaska is not all it's cracked up to be, at least not anymore.

And of all the 50 states, it ranks #44 in freedom. It's becoming like a police state here.

Every time one of the house go up for sale in my neighborhood it sits on the market forever then finally the home owner gets desperate enough to rent that home so they can purchase the one they want. All I can think is YOU DuMBASS... Now when shit crashes they can take both your homes because the tenant can pay anymore and you can barely afford the mortgage for one house.

From what I understand, the banks foreclosed on homes they created the money for out of thin air just like the FED.
Once they had these homes, they put them together in large
"lots" and sold them at rock bottom prices to home speculators and to the Chinese investors to use as Rental properties because of the new normal where the average person will never accrue the 20% down payment to own their own home and/or have jobs that pay well enough to afford mortgages even at the lowest interest rate ever.
The low interest rates are meant to benefit these selfsame
real estate speculators and investors just waiting to snap up the homes of others.

This is just a scam going on right now. Yes, they're actually constructing new homes and commercial buildings. No, no one is buying them. They're reselling the buildings to their own sister companies to create an illusion of a sale. Why are they doing it? I've been trying to figure out the economics of it myself and far as I can tell, it's either a tax write off, some sort of investment scam or some other government sponsored bullshit to keep numbers up. Meanwhile, I can go drive around a neighborhood or an industrial/commercial area and see the countless empty homes and buildings.

And home sales for the month prior (November) was 398,000.

A real estate agent told me that people who bought modest homes for $150,000 and who wish to sell them now are refusing to consider selling for less than a million, and buyers won't meet their price expectations.
