What difference does it make whether home prices dropped or climbed, that is if no one is buying.

Nikkei 255 futures are almost -3% where it closed around -2.5% when I checked this morning.

if the trend continues into closing for western markets & opening for asian markets I think this is going to be a bloodbath.

and if Friday stays at the same rates or breaks even, it'll be a hectic weekend for sure. lots of snowy weather and blizzard doom?

East Central coast of FL has an active short sale/foreclosue markey going. Lots of houses are listed as contingent. But many of them don't close. I guess people can't get the financing.

What it is doing is slowing down the whole real estate market. The banks are listing home at low ball prices and then try to get those interested buyers into an E-bay type bidding war.

Two months ago my sister put in an offer on a house that was 6,000 over the listing price. She didn't get it. It hasn't closed yet so we don't know what "bid" got it.

And short sales take many months to close. I hear the banks try to get the owners to bring money to the table and that gums up the works.

Very few conventional sales are happening because they owe way more than what the Foreclosure / short sales are going for. So until they give up and stop making payments the house will not be competitive.

Cash buyers will not have an advantage until interest rate go up. That will knock millions of potential buyers out of the market.

It's pretty obvious that the banks like this market because they get full payement now rather than in monthly payments over years. This helps there balance sheets look better.
