I get a mello-roos reduction that pulls the total bill down to under 12k per year and friends think I'm lucky. As long as the "big bucks" are rolling in from tv, movie parts, residuals from commercials, etc., it all seems as though it will never end. A mortgage payment of $30k month doesn't seem daunting when you're making $300k per month. But let the income stream slow down and you're screwed. The taxes, the maintenance, the upkeep costs all roll onward. Some of these places eat up $14k per month in just keeping up the grounds, lighting the place up at night, private security patrols, etc. And that's before you go inside the house. Our HOA fees on the historic Apartment in LA were $2900/mo, plus another $1000 mo for property taxes, (the utility costs were included in the 2900/mo - even our cable or direct TV and DSL or Cable Modems. But still - you can buy that stuff yourself for $200/300mo. No need to pay so dearly for it. California property taxes run about 1.30 percent of the last sale price. So if you neighbor has a house they paid $300k for in 1970 and you have a similar house across the street that you paid $3,000,000 for in 2007, your property tax bill will be about $33,000 dollars per year. Your neighbor who bought their home in 1960 will pay about 3300.00 dollars per year in property taxes. CA State Income tax runs about 12% of your Federal tax bill. Average. So if you have a good year and owe the feds $100k, your CA tax bill for the state will run about 12,000 that year. Then of course there is sale tax on everything you buy or lease. My 2007 Range Rover Sport had a base lease payment of 650/mo. Taxes brought it up to 755/mo. Then car insurance at $2400 year with a spotless driving record (no ticts no accidents for over ten years.) If you do not pay, your driver's license and registration are invalidated by CA. (Lots of celebs register their cars in Nevada at their accountants office and get their insurnace rates cut by 50% in doing so. That's why you will often see high dollar cars in CA with Nevada Plates on them. Oh, and Nevada doesn't have a state income tax or personal property tax. I've seen doc friends of mine have a good year in practice ad make 5 or 7 million dollars gross income. By the time they pay the help, benefits, rent, malpractice insurance, general business insurance, and more - they wind up paying out over 90% of their earnings in taxes, costs, overhead, etc. They're still taking home 500k or 700k per year - but then they pay income tax on that money which effectively cuts it in half (or close.) |

Or is it so PC there that you can't hire them? Here in the NYC area the going rate for an illegal alien is no more than $10 per hour cash, and there are certain places along roads that they gather and you can pick them up for work. So that determines the rate for yard work, which of course includes the cost of lawn mowers and other equipment, plus a healthy profit margin for the crew chief / company owner. Personally I have my own mower and do my own yard work (and my own shoveling in the winter) but I do know the economics of it. |
