Last few homes we have sold by owner and bought by owner but are now looking into relocating to another state and probably have to deal with realtors. Each time both as the seller or buyer we benefitted from not have the useless middleman of a realtor and so did the other party benefit.

Would it be best to contact each realtor who has a house we want to look at and hope they if they are the listing agent, the price might be negotiable if the reduce their fees to the seller. Can they be trusted to disclose important info?

Or better to get one realtor (per county) and have them negotiate and maybe tell us the real scoop about the house or area? But they might lie because they want us to buy one of their listings.'

I despise realtors and can't believe in this day and age they still have such a strangehold on sellers.
