He said that wouldn't work. I was like, the previous owners of my house wrote me a cheque for the same amount for the same problems. He said no because the FHA wouldn't approve it. I told him I had bought the home with a VA loan and everything was good to go. He is a damn idiot. I don't want to loose this sale, but this guy does not deserve $4,200 of realtor fees. . |

(which the plumber said it was ok, but I wanted to sell the house. yes, (brass, copper) will turn green/blue when heated/chilled causing moisture. Houses built in the 70 did not have outlets grounded. but wanted fixed by my realtor (this is a pretty know fact) with older houses. The fact is he is new and thinks he knows everything. (which is not true) . |

OK - rewiring all the old knob and tube wiring in the house would be OVERDOING repairing the house unless there is some local code in your area that requires that before selling the house. Are you locked in an exclusive contract with this realtor? You need a realtor that can NEGOTIATE. |

Couple grand investment and we saved thousands on top of it by not having to pay a commission when we purchased. Real estate agents are basically crooks and we need laws that restrict them. It is that bad. I encourage people to get their own license to help themselves and help friends, but most importantly to put real estate agents out of work and under a fucking bridge where they belong. If we can't put them in jail. 10% of a $350,000 dollar purchase is a lot of cash to do a couple hours of paperwork. It's a scam. My wife now earns money on the side showing a house or two and doesn't charge shit compared to mainstream agents. And she does a better job. |

Any home warranty I ever used simply has a double sided pamphlet that must be signed by the SELLER (Owner Of The Home). It does have lots of fine print that tells you what it covers and what it does not. Yes some types of HVAC units are covered, some are not. It's all in the fine print in that pamphlet you signed OP. Most have options as in a basic plan(A) perhaps an option (B) that may cover the HVAC and perhaps an option (C) that may cover appliances etc.. all more expensive than the next but gives the SELLER options. It's just like a car warranty. Were you drunk when you signed it OP? You Agent can't sign it for you and can't make the choice its YOU OP! If something was to ever be signed not by you just call the Real estate Commission... As far as dogs and not allowing the house to be shown for a few weeks for whatever reason... YES thats a bad idea and you agent needed to tell you that. You hired him to do a job, can't do the job if the house is off limits. Dogs... I love dogs, I have three but get them out of the house when it on the market. I would refuse to take a listing if someone even had even one inside big dog. New home buys don't like strange big dogs. Nothing I hated more than listing a house with a drunk owner that won't or can't understand what he signs / reads ( Home Warranty as example). Has big dogs in the house and ask for the house to not be shown for an extended amount of time... If you can't deal with the agent, call his Broker / Manager but read what you sign.... |
