I have thought about this many times and the GLP phrase 'rinse and repeat' goes through my head a lot!

This is a great opportunity for you to buy a few things cheap and then resell them for more. Think about garage sales, auctions etc. Keep doing this until you have enough money to buy a low cost rental property. It might take awhile, but you need some equity. Or brainstorm, brainstorm about current trends and how to monetize them. I always remind myself that someone, somewhere is rich off of the 'pet rock'.
