It's pretty simple, really.

A mortgage is DEBT.

A mortgage is payment servitude to the banks for 15 or 30 years.

And since the housing market has been inflated, it's nearly impossible to purchase a nice home on just one salary.

By renting, I dont have to pay property taxes.

By renting, I dont have to pay HOA fees.

By renting, I dont owe shit to the banks. Renting doesn't require you to be in debt to mortgage lenders.

Buying a house is not worth it. You will pay off double in interest what you will the principle. Over the course of a 30 year fixed mortgage you could spent $500,000 for a $200,000 house.

So I will be renting, forever, and NEVER buying property. Boomers have fucked the housing market to no end. They are putting these houses that haven't been renovated in 40 years on the market for half a million dollars.

Im not playing this game.

No one requires you to use a realtor. Their commission is typically 6%. Nothing stops you from putting a "for sale by owner" sign in your front yard and bypass the realtor all together. Thats a choice one makes on their own.

If you take the full 30 years to pay off the loan then it is not as profitable. If you pay a 30 year loan off in 15 years then the profit margins greatly increase. As I stated the 30 year loans are the biggest ripoff of all time. But using it the right way can work to your advantage.

In areas of hot real estate, properties coming on the market never make it to the listings.....its word of mouth....I been trying to buy property in a certain area that houses are sold but never a listing....word of mouth and an envelop of cash to motivate the seller....

I use a realtor/property manager cuz I also run my own business....I also hire a trusted super to check on properties and do minor repairs....I actually do the stuff like hot water heaters, plumbing, electrical,etc....

Some posters like to play the semantic game...."you don't really own the property"....call it macaroni for all I care....My macaroni been really good to me and my family....I haven't bought anything since the crash and consolidated so there is no mortgage and all I keep are quality property with quality tenants.....I don't raise rent on my great tenants, some been with me for 20 yrs....

Section 8 housing will probably be the first thing to go.

It is really welfare for landlords, who wouldn't otherwise even hope to get enough rent to cover their mortgages.

Without welfare, maybe half the "renters" in the country would be out in the street, and rents would plummet to less than half current rates.

As the dollar collapses, interest rates will go to the moon and anyone with a mortgage will lose their property.

I wouldn't count on a fixed rate mortgage either. Banks will scream to the government, and congress will let them change the rules.

Nothing can be fixed unless you fix the government first.

Fix the government the way you would fix a cat.

I hear you on the taxes. Also, the cost of maintenance is on the owner, not the renter. However, you're still paying a mortgage to the banks when you rent, it's just that it's somebody else's mortgage. Nothing wrong with renting, though.

Indeed. I would never use one unless I absolutely just did not have the time to handle it myself.

I know people that they have put a for sale sign in their yard and realtors came knocking to get the listing. They tell the realtor that if they want the listing that they will only pay 5%.

The realtors bitch and moan. My friends simply tell them take it or leave it, because 5% of something is better than 6% of nothing. Some walk away and some take it anyway, I guess it all depends on how much the realtor needs some money.

I must admit that I have to agree with you!

After many years renting I finally achieved my goal of owning my own home when I hit 40. Both my partner and I were working fulltime but neither on huge salaries. My partner had owned a home before and advised me on all the pitfalls but I really had to experience it myself.

What I found was that everyone from the bank to the Local Council has their hands out to get a bit of your money.

The council stuffs up something so up go your rates! The economy improves so the bank up your interest rates.

In the middle of all this my partner had a major depressive episode and was unable to work (fortunately he had good income insurance) but I spent many nights worrying about the bills. My work situation became precarious and I found myself hating going into work but was unable to change track because jobs were scarce and I had the mortgage to cover.

After 7 years of feeling like a wage slave - feeling unable to change my work and not really enjoying the whole situation my partner and I sold our house. The relief was immediate and to be honest I don't regret it. I will admit though we sold at a huge profit as the market was up and because we had been sensible both were able to invest a lot of money.

We are now renting in an area we always wanted to live in. We cut down our work days and now only work 2 days a week each. Both of us have begun to feel more like ourselves again and have had the time and space to enjoy our lives. We are enjoying being where we are but know that when we get sick of it we an easily move on.

As I am a conspiracy nut I have always looked at the bigger picture.

1. The house is only worth what the market will pay. As we all know - this is manipulated by TPTB. If you buy high and sell low it might wreck you life but they don't care. Ditto if you buy just before a big market crash or Global Financial Crisis (all manipulated as we know)

2. TPTB want you as their slave so they can control you. A mortgage is a way they can do that. You will stick in a shitty job and work all the hours that God sends just to make that mortgage payment.

3. In Australia there are always Politicians going on about "The Great Aussie Dream" of buying a home. Every second show is about how to enter the market, how to renovate, how to flip a home, etc. It is in your face because that's what they want you to do!

4. As already mentioned - now you are enslaved lots of other groups have their hands out including the banks, government, local council, etc. They all want a bit of your money.

5. You are so busy trying to pay the huge mortgage that you don't have the time and space to enjoy your life or even spend time doing the things you want to. You don't have time to think (just what they want!)

6. In Australia the house prices are so inflated that even if you do manage to wrangle the deposit you are going to be paying that mortgage back for the rest of your life!

I would suggest you only consider buying a home if it is something you REALLY want to achieve. I would suggest you only do it if you REALLY love your work and it is sustainable for the life of the Mortgage.

It's pretty simple, really.

A mortgage is DEBT.

A mortgage is payment servitude to the banks for 15 or 30 years.

And since the housing market has been inflated, it's nearly impossible to purchase a nice home on just one salary.

By renting, I dont have to pay property taxes.

By renting, I dont have to pay HOA fees.

By renting, I dont owe shit to the banks. Renting doesn't require you to be in debt to mortgage lenders.

Buying a house is not worth it. You will pay off double in interest what you will the principle. Over the course of a 30 year fixed mortgage you could spent $500,000 for a $200,000 house.

So I will be renting, forever, and NEVER buying property. Boomers have fucked the housing market to no end. They are putting these houses that haven't been renovated in 40 years on the market for half a million dollars.

Im not playing this game.

Fuck the whole "you want to buy a house so you can own something " bullshit. I could care less about home ownership when renting is cheaper and doesnt require me to take out a mortgage loan to be enslaved to the bank.
