i say again...for $600/month, i get to live in a huge, nice home worth over $360k.

that $600/month also pays for the good public schools that my kids attend, it pays for police and fire services, and it buys be a much reduced tuition rate to the local community college if my kids want to take classes.

that $600/month also reduces my taxable income by over $7k per year...thus reducing my federal tax burden in years when i actually have one.

and if i get tired of taking care of my home, i can sell it and walk away with over $300k. or, i can rent it out to people like you for the going rate...around $2k/month in my area. even if i set aside half that for my taxes and maintenance, i still pocket $1k/month...that i can use toward another personal residence or rental property.

i can do this because over the last 30 years, i've only rented for about 9 of them and i have owned for the rest.

i've never needed an auto loan because i've always been able to borrow against my home equity with low tax-deductible interest.

live however you want but in this country, none of us ever truly own anything. for building wealth and net worth, owning real estate in the right location is rarely the wrong thing to do.

I don't think you understand inflation.

Each year your rent payments will increase...and you own nothing.

If you buy, you are building a savings account in your equity.

If you get a fixed rate mortgage then your payments will not increase.

But during 30 years...the dollar will lose at least 60% of its value.

So at the end of 30 years you can sell your home for 60% more than you bought it.

Then you can downsize or rent during your retirement years with a huge nest egg.

Or you can pay rent for 30 years, that increases each year...and at the end of 30 years have nothing to show for it.

Buying is cheaper than renting.
Buying is owning.
Your payments are basically paying into your own savings account.

Even in a fixed mortgage, you are still paying property taxes that increase each year. You aren't "owning" shit if you pay property taxes.

A mortgage is DEBT.

Renting doesn't require me to be in debt to any entity. I cannot afford the houses in my area on my one salary alone.

The Boomers have inflated housing costs to unreasonable amounts.

So rather than go into debt to mortgage lenders and end up paying $300,000 worth of interest and $150,000 worth of principle on a $230,000 house, I'll continue to rent. I save a ton of money from renting, so it's nice to know that money is sitting in my savings account and not in the hands of mortgage lenders.

I dont give a damn about home ownership. I dont need to own a home. And it isnt all that its cracked up to be.

Renting gives me freedom, flexibility, and it will cost be $1000 less per month than to purchase a house in my area.

The housing market is fickle and will be crashing again.

A mortgage is DEBT.

A mortgage is payment servitude to the banks for 15 or 30 years.

And since the housing market has been inflated, it's nearly impossible to purchase a nice home on just one salary.

By renting, I dont have to pay property taxes.

By renting, I dont have to pay HOA fees.

By renting, I dont owe shit to the banks. Renting doesn't require you to be in debt to mortgage lenders.

Buying a house is not worth it. You will pay off double in interest what you will the principle. Over the course of a 30 year fixed mortgage you could spent $500,000 for a $200,000 house.

So I will be renting, forever, and NEVER buying property. Boomers have fucked the housing market to no end. They are putting these houses that haven't been renovated in 40 years on the market for half a million dollars.

Im not playing this game.

Fuck the whole "you want to buy a house so you can own something " bullshit. I could care less about home ownership when renting is cheaper and doesnt require me to take out a mortgage loan to be enslaved to the bank.

A lot of people are saying this, it's completely false. The landlord does not decide what he rents his houses out for, the market does. The landlord is never guaranteed to have renters paying enough to cover mortgage, taxes, maintenance, etc.. A lot of times a landlord has to take what he can get from the renter market and sometimes it's hundreds of dollars less than what he pays to cover the mortgage and other costs that goes along with owning land. Right now we live in a time where it's ver cheap to own but it's not always that way.

Personally, the only way I would rent is if a lived in a place where homes are costing about 10 times an annual income, like in many parts of Canada (as a Canadian mentioned earlier)

If you go for it, go for a house to fix rather than a doublewide or trailer.
But a paid-for mobile with property is not bad.
Paying for a mobile without the dirt it sits on would be a no-go for me.

The house I'm in now, needed a roof, complete plumbing, all the electric redone, several structural pieces replaced, flooring and windows...
...other than that, it was perfect.

Section 8 housing will probably be the first thing to go.

It is really welfare for landlords, who wouldn't otherwise even hope to get enough rent to cover their mortgages.

Without welfare, maybe half the "renters" in the country would be out in the street, and rents would plummet to less than half current rates.

As the dollar collapses, interest rates will go to the moon and anyone with a mortgage will lose their property.

I wouldn't count on a fixed rate mortgage either. Banks will scream to the government, and congress will let them change the rules.

Nothing can be fixed unless you fix the government first.

Fix the government the way you would fix a cat.

I bought a 2 family house, rented out one floor to made mortgage....renter paid off my house....I then bought another, turning the first house into an investment property......it kinda snowballed from there....

Hardly....I buy quality property.....I have a building in NYC and in NJ....both paid for, both generating a nice rent roll...without any advertising, I get offers on my properties all the time....NYC apt. building with 12 units....rent $2,800 for a 1 bdrm....units get rented the first day it hits the realtor's....I LMAO all the way to the bank....

Buying a house has NEVER been easy. You had to go without things ... a LOT of things. Every $ was accounted for for MANY years .. just to get a deposit large enough you could get the loan.

Stop being tossers thinking you can stay at School to 26 ( doing crap degrees )and milk off inheritance.
Rents go up over the years ( decades ) your house payments go down. ONLY way to really be capable of paying your own way through life without group share houses.

Get a second job, that's what most of us did. Work 6 days a week full time and a couple of nights. No one did it as they wanted to, they did it as they had to to get what they wanted ... security without thinking someone else owes it to you from their hard work.

It's pretty simple, really.

A mortgage is DEBT.

A mortgage is payment servitude to the banks for 15 or 30 years.

And since the housing market has been inflated, it's nearly impossible to purchase a nice home on just one salary.

By renting, I dont have to pay property taxes.

By renting, I dont have to pay HOA fees.

By renting, I dont owe shit to the banks. Renting doesn't require you to be in debt to mortgage lenders.

Buying a house is not worth it. You will pay off double in interest what you will the principle. Over the course of a 30 year fixed mortgage you could spent $500,000 for a $200,000 house.

So I will be renting, forever, and NEVER buying property. Boomers have fucked the housing market to no end. They are putting these houses that haven't been renovated in 40 years on the market for half a million dollars.

Im not playing this game.

Fuck the whole "you want to buy a house so you can own something " bullshit. I could care less about home ownership when renting is cheaper and doesnt require me to take out a mortgage loan to be enslaved to the bank.
