Buying a house has NEVER been easy. You had to go without things ... a LOT of things. Every $ was accounted for for MANY years .. just to get a deposit large enough you could get the loan.

Stop being tossers thinking you can stay at School to 26 ( doing crap degrees )and milk off inheritance.
Rents go up over the years ( decades ) your house payments go down. ONLY way to really be capable of paying your own way through life without group share houses.

Get a second job, that's what most of us did. Work 6 days a week full time and a couple of nights. No one did it as they wanted to, they did it as they had to to get what they wanted ... security without thinking someone else owes it to you from their hard work.

I don't think you understand inflation.

Each year your rent payments will increase...and you own nothing.

If you buy, you are building a savings account in your equity.

If you get a fixed rate mortgage then your payments will not increase.

But during 30 years...the dollar will lose at least 60% of its value.

So at the end of 30 years you can sell your home for 60% more than you bought it.

Then you can downsize or rent during your retirement years with a huge nest egg.

Or you can pay rent for 30 years, that increases each year...and at the end of 30 years have nothing to show for it.

Buying is cheaper than renting.
Buying is owning.
Your payments are basically paying into your own savings account.

Renting doesn't require me to be in debt to any entity. I cannot afford the houses in my area on my one salary alone.

The Boomers have inflated housing costs to unreasonable amounts.

So rather than go into debt to mortgage lenders and end up paying $300,000 worth of interest and $150,000 worth of principle on a $230,000 house, I'll continue to rent. I save a ton of money from renting, so it's nice to know that money is sitting in my savings account and not in the hands of mortgage lenders.

I dont give a damn about home ownership. I dont need to own a home. And it isnt all that its cracked up to be.

Renting gives me freedom, flexibility, and it will cost be $1000 less per month than to purchase a house in my area.

The housing market is fickle and will be crashing again.

The prices and rent will stay outrageous for as long as someone is willing to pay that much.
When a majority or generation decides they won't, it'll be game over for sellers and landlords.
I keep hearing that the millenials aren't interested in owning homes or cars so maybe in the next couple of decades we'll see some change.

I have been renting a house for 8 years x $750.00= $72,000.00
Before that rented a house for 5 years x $1000.00= $60,000.00
If I have been buying all along I would have spent $132,000.00 on possibly a $100,000.00 house and have it paid off by now. Then if I wanted I could sale the house for $100,000.00 to put in my pocket. I'd rather do that.

A mortgage is payment servitude to the banks for 15 or 30 years.

And since the housing market has been inflated, it's nearly impossible to purchase a nice home on just one salary.

By renting, I dont have to pay property taxes.

By renting, I dont owe shit to the banks. Renting doesn't require you to be in debt to mortgage lenders.

Buying a house is not worth it. You will pay off double in interest what you will the principle. Over the course of a 30 year fixed mortgage you could spent $500,000 for a $200,000 house.

So I will be renting, forever, and NEVER buying property. Boomers have fucked the housing market to no end. They are putting these houses that haven't been renovated in 40 years on the market for half a million dollars.

A lot of young people are moving to tiny houses because of the cost of housing. They save up enough to pay for the tiny house and land and end up owning without the mortgage.

Housing costs are nuts. Well over 1/2 million for the median cost of a house in Seattle.

But I remember when there was a big billboard that said "Will the last person out of Seattle turn out the lights?"

The economy tanked and people were finally just packing up and walking away from their homes. This happened more than once. I am assuming Seattle was not the only place this happened.

You can't blame the boomer homeowner, they were not the ones to drive up the prices.

For example, would it be better to buy a $50K house (still possible in my location) outright cash? Or better to buy a $100K house w/loan that already has some updates and perhaps better design/layout?

What I'm getting at is this; would me (willing to do weird shit and take some chances to get ahead, plus no prob doing sweat equity) actually put myself at an advantage by already owning my house at 25?

I don't really care about owning the biggest-dick house on the street, as far as I'm concerned that house comes later in life if you want it, or badass cabin with property. Should I start out with a cheapie, fix the thing up as cheap as possible, then flip/rent and upgrade?

I grew up in the residential construction market. I have been on many construction sites from ground breaking to closing. I am pretty handy doing home repairs.

However, my dad also refuses to do rental property. Been there done that and did not like it. So he sticks with building new ones and flipping used ones when he finds good deals.

the reason rents are high is because there is a shortage of rental properties. this shortage exists because folks who invest in real estate would rather flip a home outright for a quick profit than have to deal with whiny, entitled millennials who think they should call the landlord every time a light bulb needs to be changed.

It's pretty simple, really.

A mortgage is DEBT.

A mortgage is payment servitude to the banks for 15 or 30 years.

And since the housing market has been inflated, it's nearly impossible to purchase a nice home on just one salary.

By renting, I dont have to pay property taxes.

By renting, I dont have to pay HOA fees.

By renting, I dont owe shit to the banks. Renting doesn't require you to be in debt to mortgage lenders.

Buying a house is not worth it. You will pay off double in interest what you will the principle. Over the course of a 30 year fixed mortgage you could spent $500,000 for a $200,000 house.

So I will be renting, forever, and NEVER buying property. Boomers have fucked the housing market to no end. They are putting these houses that haven't been renovated in 40 years on the market for half a million dollars.

Im not playing this game.

Fuck the whole "you want to buy a house so you can own something " bullshit. I could care less about home ownership when renting is cheaper and doesnt require me to take out a mortgage loan to be enslaved to the bank.
