after ten years of mtg with WF and an equity loan to boot and paying interest for ten years like over $70k worth, a refi will save me $400 a month but WF says my home is not worth what it was worth ten years ago, WTF??

I think you need to get it right, he was arrested for being corrupt. The window factory was surviving on credit alone. It needed to fail. Why would a bank keep loaning money to business that was about to fail? It wouldn't, it's not the banks fault that the factory was poorly run and can't pay its workers what they are owed under the law of Illinois.

I was in a Bank of Amerika yesterday. It looked so plain and drab just like what you would imagine a gov. owned bank would be. I asked where the xmas tree is this year,(they always have one) and the teller told me that they weren't allowed to put one up.
