If the 14 acres was a square, it would be less than 800 feet on a side. Not big enough for hunting anything but small critters. Hunting big game (deer) with a deer rifle that close to town would be dangerous

if its in a nice area i'd possibly turn a field into an eco type campsite with simple eco log cabins with solar panels/wood burners..start off as a campsite but if people are interested in long term let eventually turn it into a log cabin community

What would I do? Arable? Irrigation, John Deere. Greenhouses. A couple cows and chickens. Being self sufficient would be like making money. Excess crops, eggs and such to the farmers market. And Monsanto would be banned from the premises. Go organic.

You'd have to restrict the hunting to people who know these things. And proper safety rules. Not the guys who wear antlers to attract the deer. There are a lot of idiots out there.

Most hunters are great at safety. In fact you havbe to take safety classes to hunt. They even have bow hunting within city limits here, we have a lot of deer. Downward angle shots only in designated parks, never had an accident or injury....yet.

14 acres is not that much land.

I have no idea what your skills are, and what experience you have had in farming and land conservation. My plan for 20 acres of farmland (all pretty flat, no woodland) was to set aside 5 acres for pasture with a corral and a stale for 8 horses. Two acres set aside for chickens - one acre on one side of the farm the second acre on the other. One can reasonably have 400 chickens on an acre and consider them 'free range'. Mind chickens do not wander far from the coop, so you have to break up your flock into smaller flocks and spread them about. But you can get laying hens and meat. Eggs would, ironically, make the most money for you.

Pumpkin patch raising both Jack O'lanterns and field pumpkins. Granted these are seasonal, however one can get a lot of pumpkin on a single acre.

Minimum 1416.20 per year

Strict pasturing (boarding) of horses runs about $100 a month ($1200 a year) so there is no 'win' there.

However if one has stables one can charge $300 a month, $500.00 a month - that comes out to be $3,600 to $6,000 a month per horse. That is a profit of roughly 2100 to 4500 per horse. For 8 you are looking at 16,800 to 36,000 profit.

Horses are a lot of care if you do all the vet stuff and black smithing (trimming hooves, shoeing, blah). It can also be a bit of working cleaning stalls. However if you have 5 acres you can keep the horses outside during the days, and even during the summers they can 'roam free' on the pasture, thus you only need to really clean stalls during the winter.

Now if you had 16 horses (requiring 10 acres) you are looking at $33,600 to $72,000. Mind city folk are always buying ponies for their kids without any real concept of how much room a horse needs. Stabling/Boarding horses is thus competitive in some places thus your best bet is to shop around and see what other stables are charging for their services. Upside to competition is that vets and black smiths come a bit cheaper.

Since you have half woodland and half fields, Set aside 5 acres for pasture, 1 acre of chickens and one acre of pumpkin. All three will provide you with a small income.

Clean out the woodland, take out diseased trees, felled trees and clean out trees of dead wood. 14 acres of trees should give you several cords of wood. We have 2 acres and just had 7 trees cleaned up and one small pine cut down, I got a full cord with a few sticks left over. That is just cleaning out the dead wood and trimming back the trees.

Face cords (one third of a cord) of seasoned pre-chopped firewood goes for $150 to $300 in the suburbs. Hard woods (hickory, oak, etc) can fetch a bit more and this is only for 1/3rd of a cord.

Figure 7 acres of woodland, you most likely will get on average per year 7 cords of wood that you can sell as firewood. If folk are only buying face cords, then you get 21 sales. Even at $150 you are looking at around $3000. Mind the firewood is to you 'trash' since you will want to keep the woodland in top shape.

If you have a shredder then you have the addition of mulch or compost you can sell.
