Before crash... for example, your tv is now worth US$1000 when you sell. You proceed to buy your house for $400,000 with loan.

After dollar crash, your TV now can sell for $400,000. So now you got your house with the price of a TV, got it?

If you can buy a home for cash, buy it now. If you are buying and paying large monthly loan payment, might wait.

Per doom thread:
new currency per a banker who goes to fed reserve meetings - dollar devaluation by end of 2010, fdic will be defunct/done away with.

do the math, the gov will take in 3 old dollars and give you one.

you have a 100k home loan (that may not be devalued)......your 100k income is devalued to 32k.....you tripled your debt

You either buy it all with cash (because you can afford it),

or you buy it with 100% financing a be prepared to file for bankruptcy if the real estate market falls enough that you can't afford to pay a mortgage higher than it's lowered market value.

America has come through other recessions previously. Be prepared for some time to pull out of this one.

Before you buy in California, check the property taxes.

That's what made me sell my home here - the property taxes were too high.

Buy the house now before the dollar collapses, as long as you think you will have a job in the future in order to pasy the taxes, utilities, upkeep and insurance on it for the rest of you life. Good luck in your new home.

Compared to what??

California property tax is one of the lowest in the nation.

Our other taxes may be high, but our property tax is one of our saving graces...it's VERY LOW. In most counties in Ca, it's lower than 1% of home value.

Listen to this guy. He speaks wisdom. I bought a house 6 years ago. Watched it rise in value over 100K and then fall in value today to about 10k more than I paid for it (i'm lucky there). Now factor in all the fucking upkeep (roof, furnace, deck, carpet, etc) and that adds up quick. Be sure you can handle all the additional costs before buying because you will be holding this house for a while.

I doubt that very seriously. If the dollar is devalued by 10% it would mean the tv is worth $10 and the house $4000. If you have a job making $2000 a week you would then be making $20 a week and be paying your mortgage out of that. Everything is relative. Everything must be devalued.

OP, look, there has been a new development which should be taken into account. The previous comments mainly focus on the value of the dollar. Inflation vs deflation.

Here is the new development.
Fanny & Freddy had gotten Unlimited government support.
They are trying to stop the foreclosures by moving the debt to Fanny & Freddy/Goverment/Taxpayer so the property can be re-valued and the mortgage can be adjusted.
(Good news for people in trouble, bas news for the dollar.

So, while the dollar will continue to lose it's value because of Unlimited support, you are covered.

Having sad that, the housing-bubble needs another 50% correction downward.

So, you could wait for the prices to drop which is pretty much guaranteed, or you take the property now, if you really want it and hope the government will bail you out when the time comes.

Either way, PLEASE DON'T buy because you think it might be a bargain of which you could profit in the faaaaar future, buy it because you wanna live there.

I very much doubt the housing-bubble will reinflate in America.
