Insurance lied to me, what do I do ???
We had a hail storm almost two years ago at our cabin.
It has a metal roof and this hail storm left deep pocks all over it.
Insurance said it wasn't deep enough to be an issue, it is only cosmetic......

But now there are spots that leak. I also found out that they told that to many of my neighbors but my neighbors all fought and got new roofs for the same looking damage.

Do I have any recourse ? Has anyone been through this ? What do I do ?

If they are not willing to reconsider your case then it sounds like small claims lawsuit would be recourse.
You would need photo evidence of the leaks actually being caused by cracks in the hail pock marks.

I am an insurance agent. IF it is only "cosmetic" damage they are probably correct. The reason I say this is that most insurance companies will give folks with metal roofs a deep discount on their premium however they usually require you agree to waive only cosmetic damage to your roof.

Having said that, in this case if the roof is leaking you need to contact a reputable roofing contractor to come out an re-inspect the roof. Are you sure the leaks are in fact from the hail damage?

If it is from the hail, the insurance company should pay the claim. I will tell you, there are times people get a bad claims adjuster. Just as with any other business, there are good and then there are bad adjusters. They think they are doing the right thing but they aren't God and can make mistakes.

You will need to provide a professional opinion from your contractor to re-open the claim.

Now, even if they deny you this time you still have recourse, the easiest being arbitration. If you read your policy you will find a provision for settling disputes between you and the insurance company. Bottom line, YOU HAVE RIGHTS so don't let them make you think you don't.

Has the agent who sold you the policy provided any assistance?

Cosmetic damage from hail is still damage and should be paid for by your insurance company. This is a named peril on your policy. With that sai hail to metal roof will not lead to leaks, you more than likely have a underlying issue, More than likely you have an issue with your moisture barrier or don't ice & water shield in Vallys of the roof.

Possible issues, it's been 2 years and more than likely you are past your statue of limitations on getting this issues resolved. Your best bet is to file a 2nd claim with a new storm date that hail fell in the area. If you try to go back and get this loss covered under the original claim ( which if what you say is true and your roof was damaged) it will be a hard fight but it may work out. Good luck OP sorry this has happened

Now your ignorance is showing. Coverage, as any REAL claims adjuster would know, varies from State to State and Company to Company....that you don't know this tells me one of two things, you are either faking or you are one very lousy claims adjuster.
