We need rent control everywhere! Rents are out of control and strangling working people...and buying a house is ridiculous...They are so over inflated and anyone who barely survived the last recession would be gunshy to buy in this market...fucking ripoff!

Hey genius you want someone else to buy at what you call over inflated prices and then be forced to rent it to you cheap?

Re: Rental Control in California to help the homeless.
From the article, it says that California already has the most stringent rent control laws on the books and that the law they just passed and signed isn't as strict as the existing ones. So what was the point?

The unemployed homeless still aren't going to be able to afford the housing, so that makes the law useless.

The homeless who are mentally ill aren't going to get the help they need to become functional enough to worry about housing at all, so that makes the law useless.

It doesn't address the drug and alcohol dependence issues among a good portion of the homeless so that makes the law useless.

What was the point?
 Quoting: Éireann

All the useless money thrown at the mentally ill homeless would be better spent building and maintaining mental hospitals to care for them, with a wing devoted to alcohol/drug addiction.

That's most likely too easy so it won't be considered.

Clean up the illegal immigrant problem in Cali, go after the welfare cheaters, and vote every single liberal out of office in Cali, and also get voter integrity laws passed, no more illegal votes.

Gee, I’m not an expert, but it seems to me that this will have a disastrous effect on real estate prices and assessments, which in turn effects tax base.

No point in owning investment rental property in California anymore.

Move somewhere affordable. Supply and demand, if nobody could afford the rents or businesses couldn't find employees because of the cost of living then things would change, but apparently that isn't the case so go somewhere you can afford and let the people that can pay the high rents pay them. HERE'S THE REAL PROBLEM

LA, 3 years ago allocated 1.2 Billion dollars for housing for the homeless.

A city audit report just published states that not a single unit has been completed and 35-40% has been spent on consulting fees. Also, the developers are saying cost over runs are pushing the per unit price to over $600,000 per unit.

Anyone with a working brain cell knows the problem is not money or rent control, it's government corruption as blatant as you get.

Too much greed in this country.

A cheap house made with Chinese materials cost maybe 10,000 dollars but by the time the crony developers and their buddy politicians get their cut, it balloons to almost a million dollars for one unit.

It is pretty apparent that private business and government are not the solution. They are a big part of the problem.

Wow, over 36,000 homeless people in Los Angeles!

The average population of incorporated cities in the U.S. is just under 20,000 (19,495).

They need a whole new city just to house the homeless.

Good luck with that.

.
 Quoting: Anonymous Coward 76202283

They need to put a large treatment facility in Slab City and build lots of air conditioned tiny houses for the homeless out there.
 Quoting: Anonymous Coward 75913449

That would not work eithet.
It would cost maybe a million dollars to build a cheap treatment center in the desert, but the greedy developers would charge tax payers 500,000 million to build it.

That would be a great price for a house ... but what about the cost of the land under it?

What about the cost of putting in Sewers?
What about the cost of putting in Water Mains?
What about the cost of building the street itself?
What about the cost of putting in electrical distribution facilities?

Around here, and this isn't California but a cheap place to build, it costs a developer from $90,000 to $150,000 per lot to develop a small single family house lot and from $50,000 to $100,000 per a condo or apartment. The actual construction cost for the building is ON TOP of those land development costs.

California development costs have to be at least double that in the bigger urban areas and could actually be 3x that. (that is why REDEVELOPMENt of existing neighborhoods into MUCH higher density housing is really the only way to add a lot more living units at a reasonable cost)

i drive by all road construction sites, that are closed for FUCKING YEARS sometimes, nobody EVER out there on the earth moving machinery. they are just racking up the bills while doing NOTHING, that's why it costs so much damn money.

$150,000 per lot, give me a break. that earth moving machinery is EASY TO USE, ANY MONKEY CAn do it after a few weeks training. And they KNOW IT, that's why they don't let just anyone get into the development game, EVERYTHING is set up to keep people out of that game because it's HUGE money, huge profits.

this shit about it not being profitable to build affordable housing is BULLSHIT, it IS profitable it's just they want to make a KILLING of white suckers paying a million dollars for a house it SHOULD cost them $30,000 to build.

Sounds overinflated.

Buddy of mine bought a piece of land and parked his camper on it with the intention of building a house on it.
Every day after work, he would work on it. 2 years later it was done. He did all the electrical and plumbing himself.

He said it only cost him $50,000 including sewer, water and electrical hookup. The house is worth $350,000.

This is exactly what I predicted.

 Quoting: Anonymous Coward 78045198

 Quoting: Anonymous Coward 78045198

Is he in the middle of an urban area? ... or out in the country?

Did he have to build a street (built to code) with underground sewer, water, and electric?

High density development is a LOT different from building in the country.

In the country around here people's all in development cost is around $20,000 per site (not counting land), with more than 1/2 of that being in the health dept approved septic system ... but they aren't having to build the road that runs in front of their place (they are on a county or township road) or put sewer mains 30 feet underground either.

(sewer "tap in fees" for going into an existing sewer are a LOT different from having to actually BUILD the sewer - which is what developers are REQUIRED to do virtually everywhere anymore when developing raw land for high density development)

We need rent control everywhere! Rents are out of control and strangling working people...and buying a house is ridiculous...They are so over inflated and anyone who barely survived the last recession would be gunshy to buy in this market...fucking ripoff!

Fuck that state. I sold my overbloated priced house, moved to the southeast and paid cash for a house with land and a new car with plenty left over. GTFO while you can if you own property there.
