Had a problem with that at the last property I was in,

turned out I had a small leak in the roof, water dripped

very slowly down the inner wall coming out at a skirting

board on ground floor. Very easy repair after the

initial trace, so very much worth it.

Best way to get rid of mold with with a solution of Vinegar, water with some Dawn detergent added - non-toxic. For protection against the mold wear a mask and gloves while applying and washing up.

Vinegar also gets rid of rust.

That was actually done by most many years ago...they don't cover it...OMG, I just realized "BLACK" mold is EXCLUDED!!!

I just dealt with that today. I wiped it down with bleach then cold water. Let it dry and used BIN in a spray can to cover the stains. BIN is a white pigmented shellac. Nothing bleeds through that product.

You folks who think you are actually dealing with your mold problem by treating the surface are kidding yourselves. The REAL damage and HEALTH RISKS are buried deep in walls, etc.....you can't get rid of mold spores with bleach...sure you can make it look better for a while but that is ALL you are doing.

That kills it, but it still looks like shit. You still need the bleach to make it look clean. Bleach will not kill black mold, but it does make the dead mold look a bit better. If you really want to make it look good, it's gonna' take some scrubbing.

Painting over black mold does more harm than good. It needs a professional abatement before priming/painting. .

I do appreciate all the very good advice given, I cut the piece of infected sheetrock out to find nothing behind or above. Now I that have isolated the infected piece i will toss it. Replaced the sheetrock, time to paint hoping to never see that again.

Borax works better than vinegar and no smell. I used it in my rv and it killed it no fuss
