By far my favorite for comfort and particle blocking with odor: the 3M 6200 with 2097 P-100 filters.

Comfortable, easy to breathe through, and gives great filtration for everything but certain chemicals. If you're not worried about a chemical attack, that's the setup.

Meowmix, Do you mind if I ask, who found him? You might want to let his best friend in to salvage any desirable items after you have what you need before demolition. Thrift second hand stores will often go in to salvage in cases like this also.

My sister in law had it and died, 2 trips to hospital and they never diagnosed it.

Even though he may have lived as a pauper on slim means, some of his belongings may still be useful as donations to those in need.

Of course, keep any important paperwork, guns and ammo, jewelry or valuables, tools, his computer and any valuables and antiques or collectables. Set those aside for now until their value can be assessed. Never get rid of any firearms or survival gear. Any food stocks, deep freezer, solar, and household consumables can be part of your preps.

Good condition clothes, kitchen wares, decent furniture, vehicles can all be donated to local charities. There are people in need all of the time, and this may be a parting gift for those who have less than your brother.

You never know, you may find a small treasure hoard in there. Did he ever bury preps, guns, or valuables?

I don't know about all the safety issues, but first if there is no compelling reason to do this immediately at least wait to see what he died of. If it was Covid, the virus should be gone after what a week on surfaces, right? Don't we all quarantine our Amazon deliveries like that?

Second, I agree, where mask, coveralls, and gloves, and then you need to just go in there and just take out ALL the papers...don't look at them there, just box em up and take them out.

All the other stuff, if he lived like you say, is garbage. If he was a recluse, I would look for hidden money, but other than that, forget about all the rest. Get a hauler to come and haul it all away.

As to the trailer and the land, first, if the trailer was paid off, and it's trashed as you say, just get rid of it. A trailer is personal property, like a car, you can just "junk" it.

The land, again, if it was paid off, he owned. Land doesn't have a "deed" a piece of paper that you need to transfer it, like a car. Unlike a car that you have to have to have the "title" (the piece of paper) to give to a buyer that you owned it, for real property, that is what the recorder's office is for.

So start there. Go to the recorder of deeds' website for that county (or go to or call their office) and confirm that a) the last deed recorded on the property was for your brother, and get a copy, b) that there is no mortgage still recorded that has not been released on the property (in other words, that he clearly has paid off the property), and c) there are no other liens (water from the city, unpaid property taxes).

I would next go to the tax assessor and make sure he had paid up his property taxes. Again, same thing, website, phone, office....

The only thing among someone's papers you would need are a) a mortgage with the "paid in full" in case the release of mortgage was never recorded for some reason, b) if he had a deed that for some reason was never recorded, or c) some release of a earlier lien that was never recorded, again for some reason, and d) proof that the property taxes are paid.

that's a possibility, and I have thought about it. But if I can protect myself and go in and salvage anything of any importance, I'm going to try. I need to find the keys to his truck, I need to find his cell phone, and I need to just look and see if there is anything that is meaningful at all that he would want saved. It's the least I could do for him. Even though he left me a mess LOL. I know it's not funny but I had to lolz.

everything you said is spot on. There are several outbuildings on the property that are locked. I need to find the keys. I do not know what is inside of them. I do not know if he has hidden treasures. I have had the pleasure of hearing the suggestion from his best friend that I look around very carefully because he knew my brother better than anyone and that he suggests I look. I'll leave it at that. So yes, I need paperwork and keys. I think the only gun my brother had was a 22 rifle, for thinking squirrels. He wasn't big on firearms. And if he has anything salvageable, it will be salvaged. I can tell you one thing, the metal recyclers in that area will love it because there's a fortune to be made just off all of the metal everywhere.

once again, this is all excellent advice and most of it is already in my preparation plans.

No, I am not going in until the autopsy report and medical examiner report has come in so I know exactly what he died of. I'm in no hurry.

Yes, the land is the most valuable thing there, at least as far as I know of. My son is a realtor, and there are no taxes owed. He is up to date and the land is in his name free and clear.

And yes, I'm going to scoop up papers for them in a box take them home and sit in an open area with them at my leisure. So thank you for thinking this out so thoroughly and sharing. We think alike. Your insight is appreciated.

okay so thanks to the help here I have 2 masks and cartridges ordered. I ended up with the 6000 series with cartridges 6001 design for organic bio material. I think we got this. Now it's just a matter of waiting until we hear back from the medical examiner.

I want to thank each and everyone of you for your input. This is a touchy subject. And I'm sorry for those of you that had to go through this as well. It's not fun. I like a challenge but this one is a bit over the top.

My brother passed away about a month ago.

No one knew until I got a call from a county detective.

He was alone and was apparently sick, and was found on the floor and had been there about three weeks.

Okay, told you it was ugly. Now here is where my head gets all scramled...

Apparently I'll be the one to deal with the estate. Not much except the land the mobile home was on. Almost a half acre.

The mobile home should have been condemned already but thats the way he lived and wanted things left alone. His property is strewn with any kind of junk (useful in his eyes) that you can imagine. Inside, old furniture, dirty clothes and dishes and other useless to me stuff. Oh and nicotine covered everything. Nothing in there to salvage. EXCEPT I need to find the important papers. Property deed.
Vehicle titles and just whatever paperwork I can grab withing a littl e trip inside...
BUT, there is still some "residue" on the floor and it's killing me to think of it there. I gotta get in there, but....well, you know.....bodies kinda melt after a while. Most of him has been removed but it hasn't been cleaned. And to have it cleaned would be very expensive, they'd have to remove part of the floors and rebuild. Thats not feasable, I want the place demolished or burned down by fire department. In the meantime, I need the papers. And I have enough money to cremate his remains but thats about it.


What mask should I use to protect from smell and potential germs and bacteria. Also, he may have died from COVID but we dont know yet until the medical examiner provides the report.

So, about that mask please?

My apologies for the gruesome story, but it's what I am up against.

And this was clearly written by someone who knows the law. The reason why it would be illegal to do so is that there could be liens on the property. He may have even owed back taxes.

But of course, there's other things that you'll want to find. Old pictures, mementos.

Here's the thing, I know you don't like to have this weighing on your mind, but till you find out what is up with the probate process, it wouldn't do any good to find things like the keys to his truck, his cell, etc. because you can't use them or dispose of them till you've been given the legal right to do so.

Meanwhile, the more time passes, the more it dissipates. This means that if you start with the probate process first, then go in to find stuff after that is complete, your protection will be more effective because there will be less residue.

It's a win/win that way, even though you've got that burden on the back of your mind till then. It's just safer. Do you think your brother would want you to die because you didn't wait long enough to clean up his mess?

It may not have been something simple like COVID. It could be hantavirus, legionairres, or any other number of things. Until you know what you're going into, you shouldn't go in there at all. Your brother wouldn't want that.

I am very sorry for your loss. Please take comfort in the fact that what was left behind wasn't him, which you already know since you're planning on kicking his ass in the afterlife lol :) He sounds like he was a free spirit and lived and died as he wished. Nothing wrong with that <3

I am the family go to when people are dying. I have spent way too much time sitting hospice.

A Vicks mustache us your friend.

Cremation is cheapest at the place that has the crematorium, not the funeral home.

Social security has a burial payment.

I used lots of Lysol and fabreeze.

At the country house I built a burn pile and let the VFD know when I was burning. Roll the rug up and move to burn pile. I also had to burn the bed and their couch. Used the chainsaw since I had no help. Had to cut up subfloor bathroom and bedroom. Just dropped plywood in the hole.

There will be Treasure. I setup table outside the shop in the shade to look at what we in the grab bags. I also used boxes of gallon ziplock bags and Costco 28 gallon totes to sort stuff.

I gave up on the bugout and just sold it as is. I would have had to cut up three trailers. It would have took 4 months.

One family lost it butt on using a local estate auction group because they were not local. They billed them for everything sold the good stuff to strawman and the family owed the $5000 when it was done.

I was pleasantly surprised to find a few more posts to my thread from yesterday. I see the subject matter can certainly bring up some interesting suggestions.

There has been no update, and I still do not know the cause of death. Might be a week or so yet.

And as for you Doc, I know exactly what you mean by being the family go to for the dying. I have cleaned up after 2 prior deaths in the family. One of them was my ex-husband and the other one was his wife. Yeah you read that right. The big difference is, their bodies were removed within 12 hours of death. We knew what the cause was and it wasn't disease. So I immediately went to work to help restore things to some semblance of normalcy, mostly for my children's sake. It was their father, and 8 months prior, his wife that I had to do this for. Yeah it's crazy I know.

With all this death cleanup I'm starting to feel like a damn buzzard LOL. I have to laugh, I'm starting to wonder if that's what God put me here for.

I am almost 62 years old, female, and I don't see real well, so doing the cleanup and dispersing of things is not a fun job for me. Thank God I have help from my son.

As for probate, nobody cares. Nobody questions anything. Not on the homes that I have dealt with. There are no liens, and no back taxes are owed. Believe me I have already checked all of that out. But I'm still not going in this one until I know what the cause of death is. As I mentioned in a prior post, I do have a respirator and Tyrek suit now which should get here next week. Got one for me and my son both.

You people have shed some interesting perspectives on things. And I appreciate you all.

I am the family go to when people are dying. I have spent way too much time sitting hospice.

A Vicks mustache us your friend.

Cremation is cheapest at the place that has the crematorium, not the funeral home.

Social security has a burial payment.

I used lots of Lysol and fabreeze.

At the country house I built a burn pile and let the VFD know when I was burning. Roll the rug up and move to burn pile. I also had to burn the bed and their couch. Used the chainsaw since I had no help. Had to cut up subfloor bathroom and bedroom. Just dropped plywood in the hole.

There will be Treasure. I setup table outside the shop in the shade to look at what we in the grab bags. I also used boxes of gallon ziplock bags and Costco 28 gallon totes to sort stuff.

I gave up on the bugout and just sold it as is. I would have had to cut up three trailers. It would have took 4 months.

One family lost it butt on using a local estate auction group because they were not local. They billed them for everything sold the good stuff to strawman and the family owed the $5000 when it was done.

I am old and was very sick a few years back. I thought about making a dead mans switch for when I died to burn the place down, so no one had to deal with my remains. I knew it would be a long time before anyone found me and do not want anyone to go through that or have to sort through my years of old stuff that would be of no use to anyone else.

No nothing like that. No classics. Nothing anyone would want. Couple of old Chevy trucks, I know one ran, but I don't know about the other one. It's just sitting there covered in tree debris.

there are about a dozen lawnmowers out there, and other machines and contraptions covered in tarps. I don't know what's in the sheds yet. But I have a feeling there's going to be a lot of people vying for the metal from these prehistoric projects. Which is fine with me. I'm too old to be dealing with this.
