The normal ones are like that. The ones under the CARES Act have to be moved to the back of the mortgage if requested. That's the best outcome, so just request it. Of course they would rather you pay it up front or in installments, but you don't have to if it's an FHA loan, which the vast majority of them are.

A housing crash is actually a blessing for investors (and banks to some degree) because they can recoup any losses they took leading up to the crash. As usual it benefits the wealthy while destroying the poor. After this clusterfuck, the entire Middle Class may be counted among the poor.

Non FHA loans are left to the bank's discretion, unfortunately. Work with them to come to a deal. In the long run they really don't want to foreclose. They're going to have a real crisis on their hands already, so your options will probably be a bit better than under normal circumstances.

FHA loans are mandated to put the missed payments (including taxes and insurance) to the back of the loan. The rub is that it doesn't necessarily extend the loan. It could be one lump payment due at the end. Refi in 6 months or a year could fix that. Rates will be good and low for at least 2 years.

This does not solve the problem because prices will rise faster than the new money is delivered.

No one is any wealthier after receiving more money. Plus any extra is squirreled away and does not circulate. The more you save the faster you lose.
