I hear real estate in Memphis is reasonably priced too!!
(btw ... if you have New York (or Mass) plates on your vehicle do NOT drive I-40 west of Nashville! Even the Nashville TV stations have run stories about how the cops /deputiy sherriffs through that area rip off out of staters. Even running I-75 North/South through the state can now be problematic from what a couple of friends who were stopped tell me, havge to bribe the cop on the spot so they don't seize your vehicle - I-75 used to be OK, but no more)
