Broken septic...Add to that, when you go to repair, you will be paying 15-30% more in those costs as well. Its a mad mad world. |

I'm not saying these are all right for all buyers. Only a buyer can decide if they're in a position to do these things. Results may vary. 1. Hire an experienced Realtor. Check reviews. 2. All cash or conventional loan. 3. Do not ask for any repairs. 4. Waive the appraisal gap. (If it doesn't appraise for your Offer, you will come out of pocket for the difference) 5.Offer to pay the sellers closing costs. 6. Offer to give the seller a lease back for 60 days so they can purchase a new home with their proceeds. That way any offer they make isn't Contingent on the sale of their home. 7. You are likely being recorded in the home. Be likeable and don't say anything rude about the seller. 8. I hate buyer love letters because they often violate fair housing law, but they work sometimes. Yet even the ones I've found FSBO as another reply suggests. Are taking advantage of this market. I've called on several fsbo homes and many of them say. We were only asking such and such but have already received offers for way more than the asking price. So they are holding out for the top dollar which is beyond by far budget and value. Thanks If I had known this housing market crap was to happen in the Year 2020 and so far in the Year 2021 I would of told my sisters not to sell our dead father's house until sometime last year or wait until the Year 2021.
