Insane market can not purchase a House *Update!!! BLACKROCK behind it pg 14-15

You can try directly appealing to the seller. There might be people out there who want an actual family to own the home and live in it versus some hedge fund. Last year when we sold our house some offers came accompanied with a letter written by the bidders.

Find a house that is not for sale you like.

Knock on the door, make an offer to the owner for an "as is" purchase.

Keep doing it until someone accepts.

Wait a year

This is all part of the "Great Reset".

The end game will be to force you into thier "Smart Cities".

That's my bet.

Find a FSBO so you can deal directly with the seller.

My four bedroom house is not up for sale, and I have no plans to move.

However, I get at least two texts a months from people wanting to buy my home. Also I get about four phone calls a month, two on my cell phone and two on my land phone. They're not robo calls.

Who are these people?

Rent...Consider RV living for a year or 2. This market is nuts and inflation is only getting worse. When you do buy a house, you will be stuck paying for things the previous owners didn't want to fix... Need a roof? How old is that AC? Broken septic...Add to that, when you go to repair, you will be paying 15-30% more in those costs as well. Its a mad mad world.

Been quite a bit longer than a year like this in Wisconsin.

I like the idea of knocking on doors and offering to buy, honestly, screw zillow and realtor.co_m, let's start getting back to the old ways of doing business .. face to face conversations and handshakes!

I mean obviously those people rich enough to have any sort of money, know they need real assets, for whats coming.

So, not surprising anyone ordinary looking to buy is having a hard time.

Build one. They don't buy up land because there's too small of an immediate ROI.

Prayer... Buying my first house in Texas, in a hot area. I prayed. To the Father in Jesus name. Trusted Him. A ton of offers, and little ol first time buyer me was accepted. I attribute it to God, and not chance.

i always hear dumb shit like "multiple above asking price offers" and all this tells me is the house was under priced to begin with.

most dumb shits are "delighted" to get multiple above ask offers, but if it was me, i'd slap my realtor in her dumb whore face if she under priced it like that.

CDA idaho is the hottest market in the country at the moment. This place is crazy expensive. Good luck buying anything unless you got alot of cash...

When the market is white hot like it is now, its time to SELL, not buy.

8 year cycle, and we're at the top.

It will pop, and when it does those who buy then will always win.

I'm a Realtor. All markets are different but here are some things that help. I'm not saying these are all right for all buyers. Only a buyer can decide if they're in a position to do these things. Results may vary.

1. Hire an experienced Realtor. Check reviews.
2. All cash or conventional loan.
3. Do not ask for any repairs.
4. Waive the appraisal gap. (If it doesn't appraise for your Offer, you will come out of pocket for the difference)
5.Offer to pay the sellers closing costs.
6. Offer to give the seller a lease back for 60 days so they can purchase a new home with their proceeds. That way any offer they make isn't Contingent on the sale of their home.
7. You are likely being recorded in the home. Be likeable and don't say anything rude about the seller.
8. I hate buyer love letters because they often violate fair housing law, but they work sometimes.

You can by a house.

I just sold my house in 3 hours, sight unseen, never placed on MLS.

In this craziness you have to have a realtor and you need lots of cash.

I would wait it out. The bubble will burst soon.

Or, move to where the market is not so hot, like Baltimore or the remote areas of North Dakota.

Yet even the ones I've found FSBO as another reply suggests. Are taking advantage of this market.

I've called on several fsbo homes and many of them say. We were only asking such and such but have already received offers for way more than the asking price.

So they are holding out for the top dollar which is beyond by far budget and value.

Lot's of legwork comes up short. Guess it's a wait it out thing. But seems like it will only get worse.

We got one by requesting a specific close date. It just so happened to be the exact date that the seller wanted to close on, and that was what made them choose our offer from the stack of offers they had.

Where? Specifically.

If I had known this housing market crap was to happen in the Year 2020 and so far in the Year 2021 I would of told my sisters not to sell our dead father's house until sometime last year or wait until the Year 2021. We would probably sold our dead father's house for well into the $100,000 range instead of the $96,000.

it won't last long.. here is why:
