I imagine you’re not Mexican. If you’re Mexican, you can purchase land. Just gotta show citizenship. A foreigner, like somebody from the US, would have to provide either documentation and co signer from a Mexican father or mother or wife or husband.

No, because all is required is a fideicomiso now and a Notario Público as well as a shit ton of paperwork. After the closing you will get the escritura. The fideicomiso is good for 50 years and it must be renewed by the owner or the owners heir.

It is in the coastal areas where there are restrictions and it becomes more complicated.
