Advice on buying unrestricted land?
I know everyone is gonna say, "You'll own nothing and be happy." But after months of searching I'm seeking GLP's advice for finding some affordable land without cost-prohibitive zoning restrictions.

I need to find some very small piece of land for dirt cheap in the USA. I know that there are tons of small parcels of land for sale for under $10k, but nearly all of them have zoning restrictions which make it unsuitable, for instance:

- No RV's, tiny homes or camping (except for maybe a couple weeks a year)
- Must build a single-family dwelling on the land

water is number one.
anything in texas thats outside city limits you can do with at will as long as its not within 2000 feet of a lake.

you can dig a cave or build an outhouse,nobodies fucking business.texas has spy sattelites though so dont go growing a crop of weed or starting a child slave plantation.
find a place with a steady creek or a pond.
get use to brown latinos,they are like roaches everywhere and they never move back to mexico.they breed and infest.

Advice:

If it already has septic, don't allow that to factor too heavily into the price, especially if it's old. There's no way for you to have certainty on the condition of the leach field, etc, even with inspection. Better to get cheaper land without septic and have a new one installed than buy property with old septic adding too much into the price. Can be used to negotiate.

Also, you need road access. Lots of cheap land out there without access.. no good.

Check the flood plain. Maps are available. Don't buy a plot that floods.

A spring is nice. A deep well even better.

the first plot of land, that i bought, was out in the country.

i was supposed to call the county, for inspection, after
installing a septic system. i did'nt. i decided that if
anyone questioned the septic system, i would just say
"i did it by myself and needed to go to the bathroom".
even years later, i had never been asked about it.

the moral of this story is that if you pay cash and have
something done way out in the country, just don't report
it to the county. they will raise your property taxes
if you do anyways.

this might be a problem in control freak style blue states,
but it was never an issue way out in the country in texas.

Patented mining claims. Fee simple you own the land and everything under it. The challenge is making that land livable (accessibility, water and electricity). Owning patented land is the highest form of land ownership there is. L

OP buy enough land to build a commune. We'll join you, being that we're all so well-behaved, unlike Will Smith, we shall help each other!

In the commune, I am self-appointed for mattress quality control. I will sleep all day, testing different mattresses to make sure you hard workers have a decent place to sleep.

I will also take care of the internet controls and the TV channels remote. Because only me can pick quality programs to watch. I will censor everything I don't like!

You people can milk cows, churn butter, grind flour and cultivate avocados and kale and stuff.
