just some info here - lotsa ppl have asked me about real estate investment. its risky right now...but im gonna share something here which a bunch of us discussed in VC the other night and i recapped to refugee on the phone moments ago.

back in the 70s my father/uncle were partners in buying land & selling it. build homes on it etc. in the town i grew up in they'd buy unimproved lots on the main road. they would hold onto it - sometimes for 5-15 yrs. when a developer came along....BINGO....a few hundred thou to a mil. seriously.

here in 07 after the pizza shop, i wanted to do something else but was unsure. i cant stand landlords, theyre dicks. so i was lookn for a location to buy build a biz out of it, then sell the biz but not the property.

there was this house on the outskirts of HBG. end of the line so to speak.....no homes after it just land/unimproved property. dude wanted i think 52k - (edit it was 53.5k) for the house and an acre. the house was a 70s model dbl wide - so in need of repairs. realtor told me hes had house on mkt for years no ones buying it - has to be a cash sale bc its an old dbl wide and was in bad condition. i saw that it had a dual zoning status (commercial use or residential). i dont let realtor know what i know. i get dude down n price but it had a well system. he refused to have the water tested. we dicked this around for 3 months back n forth. fuck him he can let the place sit on the mkt. finally the price is knocked down in half last year. bada bing.....CASH...why? bc i already had a commercial developer in mind for the flip. - let the commercial developer worry about hooking up to city water. not my problem.

**forgot to include - i did NOT use my own money. i had a contract for the flip in advance. i was in contract with the seller....and my buyer at the same time.

**watch tho re flipping. some states/cities i heard are cracking down and watching the sale times.
