Responding from the heart of the Marcellus gas region. Let me give you a few tips. First people will come around to survey your property. This is said to mark things like existing well and septic locations underground lines borders etc.. They can not do it without permission and will be quite insistent. I suggest you send them packing, they are only going to use it against you if damage does occur. Next will come seismic testing. This often is done by them traipsing through your land on foot and small suvs. They also use helicopters to airdrop bundles of equipment on your land. They sometimes use small explosions to record the ground's seismic reaction. Some have claimed that their foundations have been cracked or well disturbed from this. If you agree to that get paid for it and get a contract to include compensation for all damages including land surface damage and tree removal. Leasing is the big thing. First they try to lowball you on the price per acre. At first they were getting contracts signed for a couple hundred bucks an acre, Now leases are going for $5000 or more an acre. Also there are pipeline leases that are issued by the linear foot of the pipeline for the right of way. You will have a lot of trees removed roads cut in and land disturbed to install these. When you lease you are really giving up a lot of control of your property. They will if needed excavate large level well pads, may erect holding pools for fracking fluids and cut roadways to access the well site. The distance between your home and the well can be quite close unless otherwise specified in the contract. If you elect to lease they will in all likelihood pool you with adjacent property owners so that and royalties from any discovery will be divided by everyone in the pool group. You really should get a lawyer who deals with lease contracts before you consider doing this. You are really at a disadvantage in dealing with them if you don't. Consider how the well may affect your property values if you are bound by a gas well lease. Also consider what might be the potential damages if they do drill. Water contamination and gas migration is a whole giant topic by itself and I've typed too much already.. Hope this helps. |

They wanted to put one in our yard, but we said No. They wouldn't take No for an answer either -- they asked three times, on three different occasions. There have been new gas wells going up quite a bit around here and I was wondering whether this seismic team was surveying due to fracking? BTW - this happened over last weekend. either you are disillusioned, or completely retarded to not know its because of fracking. |

What you are saying holds water and is obviously related to the global increase in seismic activity.
