This worked for me in a similar situation, I hope it helps... I had a deposit of approx $12,000 (for bare land) but no proper job at the time. Property was $35,000. Luckily an acquaintance agreed to write on official letterhead (he ran his own business) that I was hired as his PA for $30,000 pa (average wage). Took letter to bank. Loan was approved. I never actually started the "job" due to "unforeseen circumstances" but more importantly I've never missed a payment. That was over 12 years ago, I've all but paid the loan off now. It wasn't a lot of money I borrowed, relative to most mortgages. Only $25,000, just enough to pay the balance owing after deposit.
