Try calling them and see if you can get them to get the info for you. That is part of their job. If that doesn't work, you will need to call the assessor's office. My best guess is that it's exempt because the house is owned by a senior or disabled person. I will warn you though - your taxes are going to go up next year, probably by a lot so leave a lot of room if you're rolling in your taxes and insurance into your mortgage payment. |

It really is up to HER to get in touch with the title company and the assessor etc. and should be done by you as a last resort. There really shouldn't be a need for you to drive to the courthouse, as they usually handle issues over the phone. I do understand your frustration as it seems like realtor don't do anything for their huge amounts of commission. I used to work in a related field. |

Then ask if they can tell you what the taxes would be with whatever deduction(s) that you would be entitled. It is not the real estates agent to be your bitch. If you need one of those, hire areal estate attorney.. The attorney will assign an assistant to basically do most of the grunt work for you. In short- you need to strengthen your pimp hand and hire a different type of bitch. |

Real estate agents have many people who they work for - most never buy or sell. So they may make $5000 in 5 hours on your case, but when averaged in with all the other cases, it works out to about $20 per hour. As an agent, I get tons of people who waste my time on purpose, so they can steal my time and get information. I understand it. People use people. That's what people do. |

It is the realtor's job to locate the property and negotiate deal and shephard it to closing. You the buyer are responsible for verifying facts about the house including taxes. |

Yes, I am a Realtor, and we do NOT make $5,000 in five hours of work. You are computing only the time you think she has worked for you. Most realtors would make more working for Burger King, when you count all the hours we put in. Not all realtors do the job well, just like any other profession. I work far, far more than five hours, just trying to determine the right properties to show each specific client. Don't sell short the good realtors. We work hundreds of hours, sometimes drive clients several hundred miles and show dozens of homes before we find the right property. That doesn't count the time we spend on the internet, seeking the property with the clients features, terms, price range. And then they often change their minds about the features, terms, price range after we have invested many hours, days, weeks, months and miles for that individual, who then goes and buys a "For sale by owner".... We have monthly local dues, annual MLS dues, annual state dues, annual federal dues, local business licenses, advertising costs, equipment costs, we have to buy reams and reams of copy paper to print out all that information for each client. We pay for key cards to get into lockboxes for showings, our own lockboxes for listings, huge numbers of printer cartridges (have you checked those prices lately?), the internet forms program, signs and marketing supplies, and I'm sure I can think of a few more. It costs a lot of money to do real estate, not to mention the gas for the hundreds of miles that we chauffeur our clients, and I won't even touch some of the headaches with that. You have no idea how hard a good realtor works or how many hours we put in. It is not as easy as it may appear to you. |

Then work a measley 2 hrs/day if you want prospecting or cold calling just to set the tempo for your downline. |
