"It's Just Crazy" (Again): 2-Bedroom LA House Sells 40% Above Asking
Two days ago we looked at the latest troubling development in US home price trends: a new bubble appears to be emerging in all the "usual suspect" places. As we noted on Thursday, "home prices in markets that bubbled over back in 2006/2007, like Las Vegas and San Francisco, got cut in half in 2009 but have since doubled again of their lows. Meanwhile, markets like Denver and Dallas that didn't participate as much in the 2007 mania are now surging to all-time highs, with Dallas prices up 55% over the past 5 years."


The Wall Street Journal added that some of the home buying behaviors of consumers, like paying prices well above appraisal values and waiving home inspections, are starting to be eerily reminiscent of 2006:

In some markets, bidding wars are breaking out. Agents said some buyers are kicking in extra cash when properties don’t appraise for the asking price, and some are waiving their right to home inspections.

“It can’t be sustained,” said David Berson, chief economist at Nationwide Insurance and a former chief economist at mortgage giant Fannie Mae, referring to the frenzied buying. “It can’t go on forever.”
Other signs of overexuberance have emerged, including surging levels of licensed Realtors all chasing a quick buck
.

They are using their credit cards and left over money to make 30-40% down payment or sometimes above the limit to win the bidding war. It is only going to get worse if we can't stop these dot heads from working in this country.

It's a fucking goldmine for the government!

I love how the document says my houses value has gone up 40% in the last 4 years and I'm the one that has to go up to the courthouse and prove it's not true. They just get to make up arbitrary numbers and it's me that has to defend something I have never claimed.

My buddy sold his house in April for 50k above asking. (asked 499, sold in 1 week for 549k).

This gives the impression that there were several bids as our hot property RE agents on the local TV would make you believe. The truth is, there was ONE SINGLE BID.

So you ask – how did this happen?
The RE selling agent informed all buying agents that they will only take bids 1 week after the property is listed. Of course if you are the buyer, your agent tells you that you have to come in much higher than the asking price, cause you know – things are going fast!

The only bidder came in 50k higher.
If he had bid 499k, my buddy would have accepted it because he needed to sell in a hurry. (house is empty with a big mortgage)

We just sold our home. Placed it on the market on a Saturday and had a showing on Sunday. Monday afternoon we had and offer and buy Tuesday we had a signed contract. Our escrow closes in 2 weeks.

A good friend of mine had over 200 people in 3 hours come through his home during an open house. He got many offers and ended up selling 27K over asking. Nuts.

We sold our house in the Boston area last year when we moved to SC. We had 4 offers on the day of the open house. Our realtor listed it the week before and said no showings until the open house. We ended up getting just over 40K more than asking.

I rent. Always have. Not sure I'll ever buy, at least not anytime soon. I can say, however, that in my area - houses are NOT selling. Small town, every other house is for sale, and some have been on the market for 6+ months. If/when I decide to buy I'll have my pick.

I live in the central valley in CA, (nice "Mayberry" type community), very Conservative by CA standards. My buddy lives in Modesto and is moving to Croatia.

On a side note: I have seen a lot of Texas license plates lately....I thought Texans hated CA?

Getting prepped to sell my house in NC. Thanks to Obama and his Democrat minions, there has been little building going on the last eight years. No inventory. Low supply, high demand in my area equals profit.

125 homes for sale in my area. All but 30 are under contract. It's not unusual for a home to go under contract within a couple of days after going on the market.

Chinese and Indians are pouring cash to buy homes all over the west coast. Most of the jobs in the west coast are tech jobs and if another recession kicks off this year, the prices will be 50% down and we will see lot of foreclosures.

I just wanted a cheap one. Cheapest listed around here is $500k. I also went to a loan officer who also said I'm too poor. I have really good > 700 credit score.

My apartment rent has increased ~8% a year for past few years. Each time I try to find a cheaper apartment but all even more expensive.

My area used to be white but now my neighbors all immigrants. I blame them.

I have been looking into selling but there's hardly any houses on the market where I want to move too. My house has went up $84k in value since it was new in 2003. Now summer is almost here & there will be even less homes available to buy. They go fast.
