Make sure you don't move to Arizona, New Mexico or Texas. You want to be near water.

Make sure you don't move to Colorado either. It's too taxey and libtarded.

How many kids?

If land is cheap, its for a reason.

200 mi. to nearest walmart.

No water.

No possibility of electrical.

Commie local government.

Mosquito from hell.

Rattle snakes everywhere.

Gators.

Blacks.

Evacuate every year for hurricanes

Evacuate every year for floods

IMO the best bargain for land is oklahoma and northern louisiana/alabama.

Another option is to buy an old mining tunnel claim and make your home in the mine. Cheap heating and cooling.

If my advice pans out for you invite me to winter at your new place.

Send your mail somewhere else and go get it once a week. "general delivery"

Re: Buying land
Land is not considered a good investment. Buying land long distance could get you ripped off as often the listed prices prices are inflated hoping to get someone who doesn’t know the area. the locals would not pay nearly that much.

wow, you are getting some really bad advice

buying land is one of the greatest investments that you could make (other than children) because they are not making any MORE land, so as the population grows, so does the value of your land

This is excellent advice...

I live in Oklahoma and it's a very nice place to live. People think of the dust bowl and great depression when they think of Oklahoma. It is really very lush, in the eastern and southeastern part of the State. Homes and land are very inexpensive and taxes run about 2% per year on the total cost. Home prices depend on location and urban/rural land is the cheapest. Prices run from 35K - 200K and there are many 5 to 15 acre lots. Many people own horses and cattle. Food prices are very inexpensive. It's a great place to raise a family or even retire...

If you plan to buy land, then live in the area for a few months to a year to get the feel of the populous and amenities. Some places/States are still fighting the civil war and don't take to kindly to Yankees and outsiders...

Re: Buying land
Why don't you buy a house if you are renting? Raw land in a strange place isn't going to do much good for them imo. Having a paid for house to pass on to them after you die would be better than raw, un-improved land in a strange place that you have to pay taxes on every year. And you might get taxed at a higher rate too for being an out of state owner.

If you are looking at this as "retirement" property...you probaly want to look at states with no state income tax.

Less taxes when you start drawing from your retirement accounts.

South dakota perhaps?

Cal Pines, near Alturs, California! Huge swats of land in the hill section, lots of late on tax s and behind on POA fees lots, you can get real cheap.
Private Airport, lodge, campgrounds.....lots far apart from one another.
I bought two side by side, 1.26 acre lots in the hill unit for less than $3,000.
An area that will take 30 years to develop. Bug out areas with air entrance.
