The electric bills are going to quadruple. You will be going from $16 megawatt hour to $357 a mega watt hour in your state. And the dumb people probably cannot afford your house. So....I don't really see you selling it to anybody that is the know. You couldn't give me that house for free because I would'nt want to pay the utilities on it. Here you go read this and you will know why your house won't sell. The market-clearing price for new 2015 capacity – almost all natural gas – was $136 per megawatt. That’s eight times higher than the price for 2012, which was just $16 per megawatt. In the mid-Atlantic area covering New Jersey, Delaware, Pennsylvania, and DC the new price is $167 per megawatt. For the northern Ohio territory served by FirstEnergy, the price is a shocking $357 per megawatt. Read more: [link to www.foxnews.com] These are not computer models or projections or estimates. I just bought a house for 45k that sold for 106k back in 2006. It was virtually brand new and only required a few minor repairs. It's a buyers market. Well, I never said a 35 year old house can compete with a new one. That's just it, why do people come look at an old house, that they can already see online, and complain that it's not new. They are wasting everybody's time, and I am about to have a heart attack in this effort, my blood pressure sky rockets. Like today, I had 20 minutes notice of a showing. I had actually taken the day off work because I am exhausted from the work I have been doing the last couple of weeks, just upkeeping and keeping as clean as possible. My husband works out of state, so it is only me trying to do everthing, while I work full time. So, of course, the house was not perfect in every room, closet and cupboard with 20 min. notice. So I will lose a sale because of it. It was as good as I could get it at the time. I seriously think that your house is fine, its more likely the market in your location. Are there bunches of homes for sale or very few in your price range? your Realtor should be able to give you an idea about what's going on, other then people are picky. He often will pay to have it done. Good bones, but it doesn't show well. Just needs to be put together. Spend a few bucks on hiring someone to do it for you. You will get your money back in the sale price. Unless there are structural or other problems with it, this should do the trick. The yard is gorgeous! I chuckle at those that think age is so very important. My own home is a heritage home, 100 years old and very desirable where I live. |

Quoting: BG43214 18147015 Seems to me that today we have a lot of young people who want it THEIR way or else... They have no foresight as to how, for example, it would take just a coat of paint to make that blue bedroom white or whatever color they wanted......and you, even offering to lower the price to allow them the money to do that!! IN-frickin'-credible!! I am certainly no expert on real estate, so aside from staging, as one poster on here suggested, I have no other ideas! Maybe you could go thru your home with other family members, friends, etc., and see what they think could be taken away, etc. to make your home more 'commercial' to these goofy buyers today!!! other than that, good luck. just get a lot of other people's opinions on ways you can stage and re-stage it!! Staging isn't going to help her because her house already looks nice. I don't see how you can improve on something that already is good and clean. Nothing wrong with the house. The problem is the buyers...........and the market. It's just a terrible time to sell a house. Price is the bottom line here. People won't buy it unless they can steal it. Unfortunately.......that's the story nowadays. It just sucks. The foreclosures have ruined the market completely. Banks should be real proud of themselves, they have ruined many lives. Very true! As for the water gardens, they look great. But if I was looking to buy and seen all that, I would think I bet the mosquitoes are terrible here!! Well, funny though, is you would be wrong :) we have never had a mosquito problem due to the water gardens. And now, we even have (just in case) mosquito fish in our water gardens. These are little itty bitty fish you can barely see, and their sole purpose is to eat any mosquito eggs that may pop up. Is this mentioned to the potential buyer? Cause that was pretty much the worst thing I could find. I'm not sure you could do it and keep your address out, but I would love to see the listing. |

Unfortunately, the kitchen doesn't reflect a home of 3500 sq ft. I will have to agree with the others who have said the kitchen size is what is keeping your lovely home from selling. In my area, homes of that size have monsterous kitchen/ great room areas. We bought our first home 3 years ago. It has a smaller kitchen, no master bedroom and a single car garage. Half of the livable square footage is basement space. The place was jammed with boxes and clutter when we viewed it. It looked tiny from the outside and the backyard was overgrown-but it was absolutely what we wanted. Good luck, and may the right people for your home find it soon. Someone is going to fall in love with the sun room and gardens and decide that that is the home of their dreams. |
