Re: What do home buyers want?
I had a friend come over and move a few things around and everybody thought that I had had it staged. I made a video while in the frustrated I'll go for sale by owner stage....out of frustration....it's pretty funny. I don't think I dare post it here.

I did Real Estate in 2008 and 2009 and still sold houses. My recommendation to you is show show show. Big arrow out on main road, leading to your home. Do not mention other showings. Advertise on Craigs list. Buy a St Joeseph with infant Statue and bury it upside down in the front yard. follow the instructions for this purpose. Have Opens on Wednesdays 10 to 2 and For at least five hours on Saturdays and Sundays. When your showings reach about 150 it will have sold for sure.

They want a house they can see themselves living in, not a house they see you living in. You need to present it for their tastes, not yours.hf

And, a 35 year old house can't compete with newer homes as far as the "newness" is concerned.

I just bought a house for 45k that sold for 106k back in 2006. It was virtually brand new and only required a few minor repairs.

It's a buyers market.

It's a buyers market in the South but for some area's of the Northeast it isn't.

I had one agent tell me that adding rooms, does not add value to the house.

Really?!!?????
 Quoting: Shamar

I see you do. Have you asked your agent about 'staging' your house? seems a little sterile.. for lack of a better word.. first impressions are lasting the ones. Landscaping is nice but a buyer can't see the house, from the curb..
 Quoting: ceawaves

Op, maybe the pictures aren't showing them, but I don't see enough window's..
It seems like you may have a confusing layout.

Oh, after I did all the updating and was ready to sell I did bury St. Joseph, I made my own request on the prayer that comes with the statue. You never know. I did that.

Bingo, Cheaper! Seven months is a long time, what state are you in?
 Quoting: FubarMan

SW Ohio.
 Quoting: Shamar

None of the smart people want to live in Ohio. The electric bills are going to quadruple.

You will be going from $16 megawatt hour to $357 a mega watt hour in your state.

And the dumb people probably cannot afford your house.

So....I don't really see you selling it to anybody that is the know.

You couldn't give me that house for free because I would'nt want to pay the utilities on it.

Here you go read this and you will know why your house won't sell.

The market-clearing price for new 2015 capacity – almost all natural gas – was $136 per megawatt. That’s eight times higher than the price for 2012, which was just $16 per megawatt. In the mid-Atlantic area covering New Jersey, Delaware, Pennsylvania, and DC the new price is $167 per megawatt. For the northern Ohio territory served by FirstEnergy, the price is a shocking $357 per megawatt.

Read more: [link to www.foxnews.com]

These are not computer models or projections or estimates. These are the actual prices that electric distributors have agreed to pay for new capacity. The costs will be passed on to consumers at the retail level.

It's already done. There is NO avoiding it. It is going to happen unless somebody other than Obama is elected.

Ohio is in bad shape because they are 80% powered by coal.

Obama's war on coal is going to really hammer that state.

The funniest thing is, ya'll voted for Obama.

Ohio is a swing state and ya'll swung for Obama in 2008. I hope you are enjoying your hope and change.

They are wasting everybody's time, and I am about to have a heart attack in this effort, my blood pressure sky rockets.

Like today, I had 20 minutes notice of a showing. I had actually taken the day off work because I am exhausted from the work I have been doing the last couple of weeks, just upkeeping and keeping as clean as possible. My husband works out of state, so it is only me trying to do everthing, while I work full time.

So, of course, the house was not perfect in every room, closet and cupboard with 20 min. notice. So I will lose a sale because of it. It was as good as I could get it at the time.

Just needs to be put together. Spend a few bucks on hiring someone to do it for you. You will get your money back in the sale price.

Unless there are structural or other problems with it, this should do the trick.

Re: What do home buyers want?
I feel for you, I really do.......I am a lifelong renter but can still imagine how frustrating it must be for you.

Seems to me that today we have a lot of young people who want it THEIR way or else...

They have no foresight as to how, for example, it would take just a coat of paint to make that blue bedroom white or whatever color they wanted......and you, even offering to lower the price to allow them the money to do that!!

IN-frickin'-credible!!

I am certainly no expert on real estate, so aside from staging, as one poster on here suggested, I have no other ideas!

Maybe you could go thru your home with other family members, friends, etc., and see what they think could be taken away, etc. to make your home more 'commercial' to these goofy buyers today!!!

other than that, good luck.

just get a lot of other people's opinions on ways you can stage and re-stage it!!
 Quoting: BG43214 18147015

Staging isn't going to help her because her house already looks nice. I don't see how you can improve on something that already is good and clean. Nothing wrong with the house.

The problem is the buyers...........and the market. It's just a terrible time to sell a house. Price is the bottom line here. People won't buy it unless they can steal it. Unfortunately.......that's the story nowadays. It just sucks. The foreclosures have ruined the market completely.

Banks should be real proud of themselves, they have ruined many lives.
 Quoting: Lisa*Lisa

Very true!

As for the water gardens, they look great. But if I was looking to buy and seen all that, I would think I bet the mosquitoes are terrible here!!
 Quoting: andawg221

Well, funny though, is you would be wrong :)

we have never had a mosquito problem due to the water gardens. And now, we even have (just in case) mosquito fish in our water gardens. These are little itty bitty fish you can barely see, and their sole purpose is to eat any mosquito eggs that may pop up.
 Quoting: Shamar

Is this mentioned to the potential buyer? Cause that was pretty much the worst thing I could find.

I'm not sure you could do it and keep your address out, but I would love to see the listing.

Re: What do home buyers want?
Did I see in the thread that the home is 3500 sq ft? That's a lot of room. Unfortunately, the kitchen doesn't reflect a home of 3500 sq ft. I will have to agree with the others who have said the kitchen size is what is keeping your lovely home from selling. In my area, homes of that size have monsterous kitchen/ great room areas.

We bought our first home 3 years ago. It has a smaller kitchen, no master bedroom and a single car garage. Half of the livable square footage is basement space. The place was jammed with boxes and clutter when we viewed it. It looked tiny from the outside and the backyard was overgrown-but it was absolutely what we wanted.

Good luck, and may the right people for your home find it soon. Someone is going to fall in love with the sun room and gardens and decide that that is the home of their dreams.

I agree, the kitchen is too small. Funny though, not one person has mentioned that in all the viewing.......

no no no....I didn't mean to imply there is no electricity. I meant only that we have always heated with wood. Our furnace runs great! We just try not to run it more than we have to. Burning wood for heat is a lot of work though and it's dirty. But, we have probably saved $25,000 in heating bills since we lived there.

But the insert can come out, that's no biggie. All someone has to do is ask. I've even left pamphlets mentioning it, but no one has commented on that.

Thinking outside the box...

Had a property like that been on the market at that price when my son was a student at UC, I might have considered purchasing it for him and a couple of others to live in instead of paying for dorms or apartment rent.

Then sold it after he graduated.

ETA: and he wouldn't have needed or wanted a large kitchen.

Are you getting feedback every time there is a showing? That is very helpful.

Re: What do home buyers want?
Very nice home Shamar. How many skylights do u have? I saw one. I sold a house with skylights. They were nothing but trouble and I won't buy another house with them installed. Still, nice home.....
