What do home buyers want?
Ok, this is a rant thread.

I have had my house up for sale for some 7 months. We are in a great community, although it is aging, our house is 35 years old. We have added two rooms to it over the years. We have upgraded our bathrooms with tile, etc., new countertops in the kitchen (granite) repainted and recarpeted virtually every room.

The kitchen does need new cabinets and a new light to be "updated". The outside which is cedar, has been newly stained. Our drive way is new, our furnace/ac unit is only 4 years old, our water softner is 8 years old.

Our landscaping is gorgeous, with two water gardens with fountains. we live on a cul-de-sac and have one of the best back yards in our neighborhood.

But nobody likes our house......it is different, it is a transitional, not traditional.

But the feedback we have received over the months has ranged from insulting to asinine.

Our current listed price is only $15,000 more than it was when we bought the house in 1991.

Please, somebody tell me, wtf do people want when buying a house?

If the place is full of Obama voters, they'll want it for free, and they want you to pay them to buy your house.

If the place is full of Romney voters, they won't buy a home from an Obama voter. Put a Romney/Ryan sign in the front yard and you'll get an uptick in traffic.

Do people not care about quality?

It seems they would rather buy a less-quality house down the road if it is a few thousand cheaper.

I am in the home staging business this may be long but make sure you take what makes it YOUR house and put it AWAY personal pictures knick knacks just get a big old box and totally go into damage control mode. Next is the bathroom belive it or not the bathroom makes or breaks a sale I dont know why but it is a fact. Get all new bathroom rugs towels everything neatly and nicely fold the towels, make it feel like a hotel. Before somebody comes and has a walk through open all blinds shades what have you, you want as much light as possible in. Another important thing is check out the front door area since that is the first thing buyers see, add a mat paint your door depending on what type of door. Dont get discouraged by feedback.

We have taken out as much furniture and stuff as possible. Even now there is not enough sitting space when my kids come by. We have neutral colors pretty much everywhere, except the kitchen which needs to be painted , and one bedroom which is blue. The living main area is a very soft slate blue, which we thought was pretty neutral when we painted it, but now we see that it is not *neutral* enough. But it's PAINT for god's sake. PAINT.

Quality isn't an option for many people, wages have fallen, jobs in some areas are hard to get and keep. Loans are now harder to get.

Belive it or not home buyers respond better to white paint......people HATE seeing blues in a home I personally love blue you like blue I know its hard to stomach and white is plain but it may make a world of difference.

Like I said above, the listed price is $15,000 more than it was listed for when we bought it in 1991.

We have put more than $40,000 into the house that we will never see back.

Same boat here. Very frustrated. Thing is, they want granite counters, central vac, new driveway. Our house is CHEAP, but they say "Oh, you don't have all new (insert prior things I mentioned)."

Since you are asking...what they want is this:

A huge, completely refurbished house with master bath, walk-in closets, gorgeous addition, perfect landscaping, all-new everything AND they want to pay about $75K less than you paid when you purchased the home and put in $100K to have all of the above done to it.

Does that answer your question? It sucks but it is THE TRUTH. Homebuyers now are ridiculous. Hold on for a rough ride or just take it off the market and stay in it until you die. Once inventory dries up and they see how stupid they are being they'll come groveling to buy your house. Could take 5-10 years before that happens though.

Could be there are a lot of comparable bank own houses listed at a fraction of your asking price.
I live in a beautiful community on a lake.
I could never sell my house right now for what I paid for it because there are bank owned homes going for a third of what they sold for 5 years ago.

It's "black friday" mentality. People want a bargain. They don't want to pay anything and they still want the best. The only way to fight back is to wait it out. If you can afford to do so, take house off market another 6 months or HOLD TIGHT.

You will see, withing 6 months to a year, things begin to change. But do not be pressured. This is YOUR home and YOUR biggest investment. Unless it would lead to bankruptcy, I say hold it. Even if you have to take on a renter. Wait it out, and soon they will have no choice but to pay for the value they are being offered.

I have been reading that these bank-owned properties are on the decline. In my area you can see it. Plus many of them actually ARE distressed though they may not look it on the outside. One right in my neighborhood was purchased for like $100K less than asking but had to be COMPLETELY gutted (and I mean, down to the studs). Spoke w/ a contractor who was filling the dumpster and he said their work for the new owner will amount to $150K.

So still, nothing's for free! Though people wish so
